We wanted to update the master bathroom to be a more modern and open layout. There were existing skylights that we wanted to utilize and brighten the space because it was dark, dated, and closed off, making the layout inefficient. The client also wanted to add a tub, which did not exist. We reconfigured the entire layout to allow for adding a freestanding tub. We accomplished this by designing the shower and tub area to create a wet room on one side of the space.

Navy penny tile is a striking backdrop in this handsome guest bathroom. A mix of wood cabinetry with leather pulls enhances the masculine feel of the room while a smart toilet incorporates modern-day technology into this timeless bathroom. A family of four shares this one full bath on the top floor of an historic Mt. Baker home, and before the renovation, a big clawfoot tub that no one in the family enjoyed showering in took up most of an already tight space. Add in the fact that the homeowners' taste leans modern while their home is solidly tradtitional and our challenge was clear: design a bathroom that allowed a crowd to get ready in the morning and balanced our clients' personal style with what made sense in the context of this older home. The finished bathroom includes a trough sink so two people can be brushing teeth at the same time, a floating vanity with tons of storage, and a shower carved out of space borrowed from an adjacent hallway closet.

The Inverness Bathroom remodel had these goals: to complete the work while allowing the owner to continue to use their workshop below the project's construction, to provide a high-end quality product that was low-maintenance to the owners, to allow for future accessibility, more natural light and to better meet the daily needs of both the husband's and wife's lifestyles. The first challenge was providing the required structural support to continue to clear span the two cargarage below which housed a workshop. The sheetrock removal, framing and sheetrock repairs and painting were completed first so the owner could continue to use his workshop, as requested. The HVAC supply line was originally an 8" duct that barely fit in the roof triangle between the ridge pole and ceiling. In order to provide the required air flow to additional supply vents in ceiling, a triangular duct was fabricated allowing us to use every square inch of available space. Since every exterior wall in the space adjoined a sloped ceiling, we installed ventilation baffles between each rafter and installed spray foam insulation.This project more than doubled the square footage of usable space. The new area houses a spaciousshower, large bathtub and dressing area. The addition of a window provides natural light. Instead of a small double vanity, they now have a his-and-hers vanity area. We wanted to provide a practical and comfortable space for the wife to get ready for her day and were able to incorporate a sit down make up station for her. The honed white marble looking tile is not only low maintenance but creates a clean bright spa appearance. The custom color vanities and built in linen press provide the perfect contrast of boldness to create the WOW factor. The sloped ceilings allowed us to maximize the amount of usable space plus provided the opportunity for the built in linen press with drawers at the bottom for additional storage. We were also able to combine two closets and add built in shelves for her. This created a dream space for our client that craved organization and functionality. A separate closet on opposite side of entrance provided suitable and comfortable closet space for him. In the end, these clients now have a large, bright and inviting master bath that will allow for complete accessibility in the future.

Jeff and Susan were drawn to the location of the building, a vibrant Chicago neighborhood, 4 blocks from Wrigley Field, as well as to the vintage charm of the 1890’s building. The entire 2 bed, 2 bath unit was renovated and furnished, including the kitchen, with a specific Parisian vibe in mind. Although the location and vintage charm were all there, the building was not in ideal shape -- the mechanicals -- from HVAC, to electrical, plumbing, to needed structural updates, peeling plaster, out of level floors, the list was long. Susan and Jeff drew on their expertise to update the issues behind the walls while also preserving much of the original charm that attracted them to the building in the first place -- heart pine floors, vintage mouldings, pocket doors and transoms. Because this unit was going to be primarily used as an Airbnb, the Klimalas wanted to make it beautiful, maintain the character of the building, while also specifying materials that would last and wouldn’t break the budget. Susan enjoyed the hunt of specifying these items and still coming up with a cohesive creative space that feels a bit French in flavor. Parisian style décor is all about casual elegance and an eclectic mix of old and new. Susan had fun sourcing some more personal pieces of artwork for the space, creating a dramatic black, white and moody green color scheme for the kitchen and highlighting the living room with pieces to showcase the vintage fireplace and pocket doors. This 1948 Sheffield Neighbors home has seen better days. But the young family living there was ready for something fresh. We gave them exactly that with this master and guest bathrooms remodel. This future rental property has been completely refurbished with a newly constructed extension. Bespoke joinery, lighting design and colour scheme were carefully thought out to create a sense of space and elegant simplicity to appeal to a wide range of future tenants.
