The house's second bathroom was only half a bath with an access door at the dining area. We extended the bathroom by an additional 36" into the family room and relocated the entry door to be in the minor hallway leading to the family room as well. A classical transitional bathroom with white crayon style tile on the walls, including the entire wall of the toilet and the vanity. The alcove tub has a barn door style glass shower enclosure. and the color scheme is a classical white/gold/blue mix.

We updated this 1907 two-story family home for re-sale. We added modern design elements and amenities while retaining the home’s original charm in the layout and key details. The aim was to optimize the value of the property for a prospective buyer, within a reasonable budget. New French doors from kitchen and a rear bedroom open out to a new bi-level deck that allows good sight lines, functional outdoor living space, and easy access to a garden full of mature fruit trees. French doors from an upstairs bedroom open out to a private high deck overlooking the garden. The garage has been converted to a family room that opens to the garden. The bathrooms and kitchen were remodeled the kitchen with simple, light, classic materials and contemporary lighting fixtures. New windows and skylights flood the spaces with light. Stained wood windows and doors at the kitchen pick up on the original stained wood of the other living spaces. New redwood picture molding was created for the living room where traces in the plaster suggested that picture molding has originally been. A sweet corner window seat at the living room was restored. At a downstairs bedroom we created a new plate rail and other redwood trim matching the original at the dining room. The original dining room hutch and woodwork were restored and a new mantel built for the fireplace. We built deep shelves into space carved out of the attic next to upstairs bedrooms and added other built-ins for character and usefulness. Storage was created in nooks throughout the house. A small room off the kitchen was set up for efficient laundry and pantry space. We provided the future owner of the house with plans showing design possibilities for expanding the house and creating a master suite with upstairs roof dormers and a small addition downstairs. We installed tile wainscoting to keep with the traditional Arts & Crafts architecture of the home, and added white glass pendant lights and custom curved mirrors for a balance of contemporary and traditional. Enlarged windows, deep tub, and pale colors instill this calm sanctuary with natural light. Statuary marble floors and handmade ceramic tiles keep the design timeless while enriching every moment spent in the bathroom.

This 1910 West Highlands home was so compartmentalized that you couldn't help to notice you were constantly entering a new room every 8-10 feet. There was also a 500 SF addition put on the back of the home to accommodate a living room, 3/4 bath, laundry room and back foyer - 350 SF of that was for the living room. Needless to say, the house needed to be gutted and replanned. Kitchen+Dining+Laundry-Like most of these early 1900's homes, the kitchen was not the heartbeat of the home like they are today. This kitchen was tucked away in the back and smaller than any other social rooms in the house. We knocked out the walls of the dining room to expand and created an open floor plan suitable for any type of gathering. As a nod to the history of the home, we used butcherblock for all the countertops and shelving which was accented by tones of brass, dusty blues and light-warm greys. This room had no storage before so creating ample storage and a variety of storage types was a critical ask for the client. One of my favorite details is the blue crown that draws from one end of the space to the other, accenting a ceiling that was otherwise forgotten. Primary Bath-This did not exist prior to the remodel and the client wanted a more neutral space with strong visual details. We split the walls in half with a datum line that transitions from penny gap molding to the tile in the shower. To provide some more visual drama, we did a chevron tile arrangement on the floor, gridded the shower enclosure for some deep contrast an array of brass and quartz to elevate the finishes. Powder Bath-This is always a fun place to let your vision get out of the box a bit. All the elements were familiar to the space but modernized and more playful. The floor has a wood look tile in a herringbone arrangement, a navy vanity, gold fixtures that are all servants to the star of the room - the blue and white deco wall tile behind the vanity. Full Bath-This was a quirky little bathroom that you'd always keep the door closed when guests are over. Now we have brought the blue tones into the space and accented it with bronze fixtures and a playful southwestern floor tile. Living Room & Office-This room was too big for its own good and now serves multiple purposes. We condensed the space to provide a living area for the whole family plus other guests and left enough room to explain the space with floor cushions. The office was a bonus to the project as it provided privacy to a room that otherwise had none before.

In this home addition construction project, we converted an unused deck into a space that is more functional and practical. This room addition which includes its own bathroom now stands on what was previously an empty deck on the main floor. The room features water-resistant vinyl flooring while the bathroom’s highlight is the beautiful shower tilework made of dark grey ShadeLines tiles from the Sant’Agostino Shadebox collection.

This 6,000sf luxurious custom new construction 5-bedroom, 4-bath home combines elements of open-concept design with traditional, formal spaces, as well. Tall windows, large openings to the back yard, and clear views from room to room are abundant throughout. The 2-story entry boasts a gently curving stair, and a full view through openings to the glass-clad family room. The back stair is continuous from the basement to the finished 3rd floor / attic recreation room. The interior is finished with the finest materials and detailing, with crown molding, coffered, tray and barrel vault ceilings, chair rail, arched openings, rounded corners, built-in niches and coves, wide halls, and 12' first floor ceilings with 10' second floor ceilings. It sits at the end of a cul-de-sac in a wooded neighborhood, surrounded by old growth trees. The homeowners, who hail from Texas, believe that bigger is better, and this house was built to match their dreams. The brick - with stone and cast concrete accent elements - runs the full 3-stories of the home, on all sides. A paver driveway and covered patio are included, along with paver retaining wall carved into the hill, creating a secluded back yard play space for their young children.
