DOWNLOAD NOW   This charming little attic bath was an infrequently used guest bath located on the 3rd floor right above the master bath that we were also remodeling. The beautiful original leaded glass windows open to a view of the park and small lake across the street. A vintage claw foot tub sat directly below the window. This is where the charm ended though as everything was sorely in need of updating. From the pieced-together wall cladding to the exposed electrical wiring and old galvanized plumbing, it was in definite need of a gut job. Plus the hardwood flooring leaked into the bathroom below which was priority one to fix. Once we gutted the space, we got to rebuilding the room. We wanted to keep the cottage-y charm, so we started with simple white herringbone marble tile on the floor and clad all the walls with soft white shiplap paneling. A new clawfoot tub/shower under the original window was added. Next, to allow for a larger vanity with more storage, we moved the toilet over and eliminated a mish mash of storage pieces. We discovered that with separate hot/cold supplies that were the only thing available for a claw foot tub with a shower kit, building codes require a pressure balance valve to prevent scalding, so we had to install a remote valve. We learn something new on every job! There is a view to the park across the street through the home’s original custom shuttered windows. Can’t you just smell the fresh air? We found a vintage dresser and had it lacquered in high gloss black and converted it into a vanity. The clawfoot tub was also painted black. Brass lighting, plumbing and hardware details add warmth to the room, which feels right at home in the attic of this traditional home. We love how the combination of traditional and charming come together in this sweet attic guest bath. Truly a room with a view! When a large family renovated a home nestled in the foothills of the Santa Cruz mountains, all bathrooms received dazzling upgrades, but none more so than this sweet and beautiful bathroom for their nine year-old daughter who is crazy for every Disney heroine or Princess. We laid down a floor of sparkly white Thassos marble edged with a mother of pearl mosaic. Every space can use something shiny and the mirrored vanity, gleaming chrome fixtures, and glittering crystal light fixtures bring a sense of glamour. This basement remodel held special significance for an expectant young couple eager to adapt their home for a growing family. Facing the challenge of an open layout that lacked functionality, our team delivered a complete transformation. The project's scope involved reframing the layout of the entire basement, installing plumbing for a new bathroom, modifying the stairs for code compliance, and adding an egress window to create a livable bedroom. The redesigned space now features a guest bedroom, a fully finished bathroom, a cozy living room, a practical laundry area, and private, separate office spaces. The primary objective was to create a harmonious, open flow while ensuring privacy—a vital aspect for the couple. The final result respects the original character of the house, while enhancing functionality for the evolving needs of the homeowners expanding family.

DOWNLOAD NOW   This homeowner’s daughter originally contacted us on behalf of her parents who were reluctant to begin the remodeling process in their home due to the inconvenience and dust. Once we met and they dipped their toes into the process, we were off to the races. The existing bathroom in this beautiful historical 1920’s home, had not been updated since the 70’/80’s as evidenced by the blue carpeting, mirrored walls and dropped ceilings. In addition, there was very little storage, and some health setbacks had made the bathroom difficult to maneuver with its tub shower. Once we demoed, we discovered everything we expected to find in a home that had not been updated for many years. We got to work bringing all the electrical and plumbing up to code, and it was just as dusty and dirty as the homeowner’s anticipated! Once the space was demoed, we got to work building our new plan. We eliminated the existing tub and created a large walk-in curb-less shower. An existing closet was eliminated and in its place, we planned a custom built in with spots for linens, jewelry and general storage. Because of the small space, we had to be very creative with the shower footprint, so we clipped one of the walls for more clearance behind the sink. The bathroom features a beautiful custom mosaic floor tile as well as tiled walls throughout the space. This required lots of coordination between the carpenter and tile setter to make sure that the framing and tile design were all properly aligned. We worked around an existing radiator and a unique original leaded window that was architecturally significant to the façade of the home. We had a lot of extra depth behind the original toilet location, so we built the wall out a bit, moved the toilet forward and then created some extra storage space behind the commode. We settled on mirrored mullioned doors to bounce lots of light around the smaller space. We also went back and forth on deciding between a single and double vanity, and in the end decided the single vanity allowed for more counter space, more storage below and for the design to breath a bit in the smaller space. I’m so happy with this decision! To build on the luxurious feel of the space, we added a heated towel bar and heated flooring. One of the concerns the homeowners had was having a comfortable floor to walk on. They realized that carpet was not a very practical solution but liked the comfort it had provided. Heated floors are the perfect solution. The room is decidedly traditional from its intricate mosaic marble floor to the calacutta marble clad walls. Elegant gold chandelier style fixtures, marble countertops and Morris & Co. beaded wallpaper provide an opulent feel to the space. The gray monochromatic pallet keeps it feeling fresh and up-to-date. The beautiful leaded glass window is an important architectural feature at the front of the house. In the summertime, the homeowners love having the window open for fresh air and ventilation. We love it too! The curb-less shower features a small fold down bench that can be used if needed and folded up when not. The shower also features a custom niche for storing shampoo and other hair products. The linear drain is built into the tilework and is barely visible. A frameless glass door that swings both in and out completes the luxurious feel. Upon relocation from Atlanta to DFW area, this two executive couple wanted a comfortable home for the short years they would be here. Market friendly updates were made, and a few short years later, they realized a a whopping 30% gain in home value.

This ensuite bathroom boasts a subtle black, grey, and white palette that lines the two rooms. Faucets, accessories, and shower fixtures are from Kohler's Purist collection in Satin Nickel. The commode, also from Kohler, is a One-Piece from the San Souci collection, making it easy to keep clean. All tile was sourced through our local Renaissance Tile dealer. Asian Statuary marble lines the floors, wall wainscot, and shower. Black honed marble 3x6 tiles create a border on the floor around the space while a 1x2 brick mosaic tops wainscot tile along the walls. The mosaic is also used on the shower floor. In the shower, there is an accented wall created from Venetian Waterjet mosaic with Hudson White and Black Honed material. A clear glass shower entry with brushed nickel clamps and hardware lets you see the design without sacrifice.
