Located in a historic building once used as a warehouse. The 12,000 square foot residential conversion is designed to support the historical with the modern. The living areas and roof fabrication were intended to allow for a seamless shift between indoor and outdoor. The exterior view opens for a grand scene over the Mississippi River and the Memphis skyline. The primary objective of the plan was to unite the different spaces in a meaningful way; from the custom designed lower level wine room, to the entry foyer, to the two-story library and mezzanine. The Redmond Residence is located on a wooded hillside property about 20 miles east of Seattle. The 3.5-acre site has a quiet beauty, with large stands of fir and cedar. The house is a delicate structure of wood, steel, and glass perched on a stone plinth of Montana ledgestone. The stone plinth varies in height from 2-ft. on the uphill side to 15-ft. on the downhill side. The major elements of the house are a living pavilion and a long bedroom wing, separated by a glass entry space. The living pavilion is a dramatic space framed in steel with a “wood quilt” roof structure. A series of large north-facing clerestory windows create a soaring, 20-ft. high space, filled with natural light. The interior of the house is highly crafted with many custom-designed fabrications, including complex, laser-cut steel railings, hand-blown glass lighting, bronze sink stand, miniature cherry shingle walls, textured mahogany/glass front door, and a number of custom-designed furniture pieces such as the cherry bed in the master bedroom. The dining area features an 8-ft. long custom bentwood mahogany table with a blackened steel base. The house has many sustainable design features, such as the use of extensive clerestory windows to achieve natural lighting and cross ventilation, low VOC paints, linoleum flooring, 2x8 framing to achieve 42% higher insulation than conventional walls, cellulose insulation in lieu of fiberglass batts, radiant heating throughout the house, and natural stone exterior cladding.

Die Räume wurden exakt auf die Bedürfnissse der jungen Familie zugeschnitten. Die Treppe als verbindendes Element im Zentrum des Hauses wurde um eine Bank an der 2. Stufe erweitert. So entstand ein Ort der Kommunikation zwischen Küche, Wohnzimmer, Flurbereich und Obergeschoß. Wir sind sicher, dass diese Bank die am meistgenutzte Sitzgelegenheit im ganzen Haus wird. 折り返し階段のリフォームを検討するにあたり、特に気をつけておきたいチェックポイントとして、安全性、機能性、そしてデザイン性があげられます。家の間取りや家族構成に合った折り返し階段デザインを選ぶことは、快適で安全な暮らしの鍵となります。選択した方法によってはリフォーム費用が高額になったり、工期が長くなったりする場合がありますので、あらかじめ取り入れたい機能の優先順位を決め、予算と相談しながらプランを選ぶようにしましょう。

安全な折り返し階段の種類を選ぶ

住まいの中でも折り返し階段は事故が起こりやすい場所。特に高齢者や子供がいるご家庭では、まずは安全性が確保できるよう工夫することが大切です。折り返し階段のデザインには昇降法別に「直折り返し階段」「屈折折り返し階段」「かね折れ折り返し階段」などの種類があります。その中でも特に危ないとされている「回り折り返し階段」「螺旋折り返し階段」「曲がり折り返し階段」を避け、手すりを設置する、踏み面に滑りにくい加工をするといった対策を取っておくと安心です。また、折り返し階段の途中に踊り場を設けたり、人感センサーライトやフットライトを設置したり、部材にカーペットやファブリック、コルクなどの素材を選んだりすると、さらに高い安全性を確保することができます。

折り返し階段のデザイン性と機能性を吟味する

折り返し階段は存在感が大きくひときわ目立つ住宅設備ですので、デザインも慎重に選びましょう。例えば「螺旋折り返し階段」は、小さなスペースにも設置することができるだけでなく、上階からの光を取り入れられるといった利点がある一方、上り下りがしづらい、方向感覚を失いやすいなどの欠点があります。「箱折り返し階段」は、折り返し階段下にトイレや収納スペースを設けることができるので、デッドスペースを有効利用することが可能になります。一方、圧迫感を感じる、設置場所が限定される、工費が高額になる、といった側面も考慮する必要があります。工期や予算が限られている場合、折り返し階段全体をリノベーションする代わりに、古く痛んだ表面を重ね張りしたり、手すりの素材を木製からアイアン製やアルミ製にするだけでも、部屋の雰囲気をガラッと変えることができます。

家族思いの動線を作る

一昔前は折り返し階段と言えば玄関に設置された玄関折り返し階段が主流でしたが、最近では家族の動線を家の中心に集めるよう「リビング折り返し階段」にリフォームする家が増えつつあります。どこにいても家族の気配を感じられる位置に折り返し階段を移動させることによって、家族間のコミュニケーションアップにつながります。また、1階の水回りスペースと2階のベランダをより短い動線で結ぶと、洗濯物を干す作業が楽になり日々の暮らしの中で快適さを実感できるようになります。
