Aerial view of this 3-story custom home with an underground garage also shows the intracoastal side of the property that features a 80 foot dock with boat lift. The exterior is constructed of stucco simulated clapboard siding and cement simulated slate tile roof. Azek synthetic lumber was used on the exterior of the house, which also boasts trim with aluminum shutters, hurricane impact windows and doors and a concrete paver drive way. We love this backyard. The nature-inspired space includes rock cages to support the porch and more rocks and slabs throughout to match the front of the home.
K Design and Build Ltd
This project was a large scale extension; two storey side and front with a single storey rear. Also a full house refurb throughout including mod cons where possible. The main workings were designed by our clients architect and we then added subtle features to ensure the finish was to our client’s desire to complete the house transformation. Our clients objective was to completely update this property and create an impressive open plan, flowing feel.
During the build we overcame many build obstacles. We installed over 15 steels and carried out adjustments throughout the project. We added an additional bi folding door opening, completely opened up the back section of the house this involved adding further steels mid project. A new water main was required at 100mts in length, the access was narrow which made some tasks challenging at times.
This property now has many special features which include a stylish atrium roof light in the stairwell and a large pyramid roof atrium which is 3mts long in kitchen. Large bi folding door openings were installed accompanied by an almost full open-plan living space on the ground floor. Underfloor heating has been installed in 90% of the ground floor.
This property is now an impressive family home with a modern and fresh feel throughout.

This natural house design sits nestled within a hillside and looks out over the natural creek that flows from behind the home, underneath the home and diagonally across the front yard. The design intent of the home was to not overpower the natural elements of the site, but to work with nature to create vistas for enjoying nature. The home was designed to look smaller than its actual size so it doesn’t seem foreign to the site and the hillside.
The home embraces an open floor plan and uses multiple design features to define the many spaces and to enable connection with nature. Design features include varying ceiling heights defining space, usage of large 13 foot high movable glass walls, usage of rich wood floors and numerous architectural elements and design features that integrate nature and the modern vocabulary.
Even though the site is large, the buildable area is small due to the natural waterway traveling underneath (underground and is not visible) the home and across the site and significantly limited the buildable area. As a solution, the architect designed the home to nestle into the hillside above the underground waterway and by raising the primary living areas, courtyard with pool, and rear yard. The rear lawn is made of natural looking synthetic material and is surrounded by indigenous Georgia vegetation. The first floor spaces were optimized and include entryway, art gallery, theater, workshop, in-law suite, garages and multiple utility spaces.
