Ground up project featuring an aluminum storefront style window system that connects the interior and exterior spaces. Modern design incorporates integral color concrete floors, Boffi cabinets, two fireplaces with custom stainless steel flue covers. Other notable features include an outdoor pool, solar domestic hot water system and custom Honduran mahogany siding and front door.

Established in 1895 as a warehouse for the spice trade, 481 Washington was built to last. With its 25-inch-thick base and enchanting Beaux Arts facade, this regal structure later housed a thriving Hudson Square printing company. After an impeccable renovation, the magnificent loft building’s original arched windows and exquisite cornice remain a testament to the grandeur of days past. This living room design reflects a tailored “old world” look, respecting the original features of the Spice Warehouse. With its high ceilings, arched windows, original brick wall and iron columns, this space is a testament of ancient time and old world elegance. The design choices are a combination of neutral, modern finishes such as the Oak natural matte finish floors and white walls, white shaker style kitchen cabinets, combined with a lot of texture found in the brick wall, the iron columns and the various fabrics and furniture pieces finishes used thorughout the space and highlited by a beautiful natural light brought in through a wall of arched windows. The layout is open and flowing to keep the feel of grandeur of the space so each piece and design finish can be admired individually. As soon as you enter, a comfortable Eames Lounge chair invites you in, giving her back to a solid brick wall adorned by the “cappucino” art photography piece by Francis Augustine and surrounded by flowing linen taupe window drapes and a shiny cowhide rug. The cream linen sectional sofa takes center stage, with its sea of textures pillows, giving it character, comfort and uniqueness. The living room combines modern lines such as the Hans Wegner Shell chairs in walnut and black fabric with rustic elements such as this one of a kind Indonesian antique coffee table, giant iron antique wall clock and hand made jute rug which set the old world tone for an exceptional interior. Photographer: Michael Moran Completed: 1997 Project Team: Marcus Donaghy PUBLICATIONS: Minimalist Lofts, LOFT Publications, March 2001 Working at Home: Living Working Spaces, December 2000 Interior Design, March 1999 Oculus, March 1999 The writer/critic Joel Siegel and his wife, the painter Ena Swansea, purchased this space with the intention of making a unified living loft and art studio, by integrating the various aesthetic impulses that would normally separate the two programs. The principal desire was to maintain the early twentieth-century character of the shell, with its vaulted ceilings, plaster walls, and industrial details. This character was enhanced by utilizing a similar palette of materials and products to restore the envelope and to upgrade it visibly with exposed piping, electrical conduit, light fixtures and devices. Within the space, an entirely new kit-of-parts was deployed, featuring an attitude towards detail that is both primitive and very precise. The painting studio is located on the north side, taking advantage of the landmarked windows onto 17th Street. It is open to the living space with the southern exposure, but a large Media Room resides between them in the center of the loft. This is the office and entertainment center for Mr. Siegel, containing a state-of-the-art audio/visual system, and creates an acoustically- and visually- private domain. The original wood floor is preserved in this room only, heightening the sense of an island within the loft. The remainder of the loft?s floor has been covered with a completely uniform and level epoxy/urethane finish. Along with the partitions, which are covered in joint compound in lieu of paint, a three-dimensional abstract gray field is established as a background for the owner?s artwork.

The openings at the balconies both in the Master Bedroom and in the guest bedroom areas were enlarged, and new railings inserted, that allow for uninterrupted views to the outside views through the two-story loft area. Black-out curtains may be drawn in each of these balconies to provide total escape from daylight. The two story glass wall itself is furnished with mechanized shades that come down to provide shield of the western light.

This modern home nestled in the beautiful Los Altos Hills area is being remodeled both inside and out with a minimalist vibe to make the most of the breathtaking valley views. With limited structural changes to maximize the function of the home and showcase the view, the main goal of this project is to completely furnish for a busy active family of five who loves outdoors, entertaining, and fitness. Because the client wishes to extensively use the outdoor spaces, this project is also about recreating key rooms outside on the 3-tier patio so this family can enjoy all this home has to offer.

Residential space in North Park's newest building by Jeff Svitak. Space was decorated for a couple who support local artists and love music. We started with a soft velvet sofa (color: moss) that instantly softened this large concrete space. While working around this sofa, we came across the walnut furniture set - it blended right in with the earthy feel we were going for. Plants have a power of bringing any space to life so we added the intertwining money tree and a soft green tree (supposed to be a fast grower). Once the furnishings were in, we added the artwork - a final touch to make this space a client's home. photo - Hale Productions
