Having been neglected for nearly 50 years, this home was rescued by new owners who sought to restore the home to its original grandeur. Prominently located on the rocky shoreline, its presence welcomes all who enter into Marblehead from the Boston area. Situated within a Royal Borough of Kensington and Chelsea conservation area, this unique home was most recently remodelled in the 1990s by the Manser Practice and is comprised of two perpendicular townhouses connected by an L-shaped glazed link. Initially tasked with remodelling the house’s living, dining and kitchen areas, Studio Bua oversaw a seamless extension and refurbishment of the wider property, including rear extensions to both townhouses, as well as a replacement of the glazed link between them. The design, which responds to the client’s request for a soft, modern interior that maximises available space, was led by Studio Bua’s ex-Manser Practice principal Mark Smyth. It combines a series of small-scale interventions, such as a new honed slate fireplace, with more significant structural changes, including the removal of a chimney and threading through of a new steel frame. Studio Bua, who were eager to bring new life to the space while retaining its original spirit, selected natural materials such as oak and marble to bring warmth and texture to the otherwise minimal interior. Also, rather than use a conventional aluminium system for the glazed link, the studio chose to work with specialist craftsmen to create a link in lacquered timber and glass. The scheme also includes the addition of a stylish first-floor terrace, which is linked to the refurbished living area by a large sash window and features a walk-on rooflight that brings natural light to the redesigned master suite below. In the master bedroom, a new limestone-clad bathtub and bespoke vanity unit are screened from the main bedroom by a floor-to-ceiling partition, which doubles as hanging space for an artwork. Studio Bua’s design also responds to the client’s desire to find new opportunities to display their art collection. To create the ideal setting for artist Craig-Martin’s neon pink steel sculpture, the studio transformed the boiler room roof into a raised plinth, replaced the existing rooflight with modern curtain walling and worked closely with the artist to ensure the lighting arrangement perfectly frames the artwork. Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary.
