The first floor of this Bi-level home had 3 rooms; a family room, a dining room, and a 10x10 kitchen. The clients wanted a more open floor plan and an expanded kitchen area. Nothing a 23’ beam couldn’t solve and like a magic trick; no walls. The original kitchen window was left untouched and now it seems like it was meant to have the new kitchen around it. A back entry door into the kitchen was removed and the dining room’s window was turned into a sliding door to the patio. The newly expanded kitchen was designed in Fabuwood cabinetry in the Galaxy Nickle door style. The new large butcher block island top becomes center stage. The houses original hardwood floors were repaired, refinished and added to. A simple subway tile backsplash with focal above the cooktop pops with the contrasting grout. New LED recessed lighting throughout and LED under cabinet task lighting will make sure this new space is never dark and dreary. Now the clients have a fantastic new place to live and entertain.

A love of cooking sits at the heart of this transitional kitchen design in Newport Beach. The eye is immediately drawn to the attractive and practical Lacanche “Sully” 55.5-inch range, topped off by a Zephyr vent line hood surrounded by a venetian plaster hood shell with crown molding. A Grohe pot filler faucet sits above the range, and white shaker Le Gourmet custom kitchen cabinets and light-colored subway tile backsplash surround the range and give the kitchen a bright appearance. Everything is pulled together by the warmth of dark cherry wood flooring, and stainless-steel appliances including a Sharp microwave and Sub-zero refrigerator.

On April 22, 2013, MainStreet Design Build began a 6-month construction project that ended November 1, 2013 with a beautiful 655 square foot addition off the rear of this client's home. The addition included this gorgeous custom kitchen, a large mudroom with a locker for everyone in the house, a brand new laundry room and 3rd car garage. As part of the renovation, a 2nd floor closet was also converted into a full bathroom, attached to a child’s bedroom; the formal living room and dining room were opened up to one another with custom columns that coordinated with existing columns in the family room and kitchen; and the front entry stairwell received a complete re-design. In order to transform this pocket-sized 1920s kitchen into a family gathering space, we had to get creative, using the existing kitchen, dining area and enclosed porch. The process was further complicated as the home required a Historic Review due to its age and location. The new design includes subway tile and reclaimed wood, maintaining the room’s charm without compromising modern conveniences. Custom windows were designed to match the original windows, and the original kitchen area was transformed into a fully-functioning breakfast bar, with a twist. The breakfast bar now stores all the fixings the clients need to prep meals for their kids. When company comes over, they can convert it into a full-service bar. The granite-top island is the heart of the kitchen. It serves as both a prep station and the perfect gathering space with chairs. Underneath, the island offers near limitless storage for appliances. The most functional element of the kitchen is also the most loved by the clients — the dining banquette. This beautiful space features a custom bench with storage, custom period-specific windows and a reclaimed walnut tabletop. It’s the perfect place for the family to eat a cozy meal or host friends for dinner.
