A city condo needed an uplift, all finishes started to feel outdated, the kitchen's layout did not work for a dynamic couple who love to entertain and play Bridge with their friends on the regular basis. We developed a plan how to provide a luxurious experience and necessary changes in the limited space. The condo has some physical limitations as well, such as the load bearing walls could not be changed, the duct work had to stay in place, and the floor finishes had to satisfy strict sound restrictions.

Esteem removed three existing internal walls to create this large open plan kitchen/dining/living space. We laid all-new hybrid flooring and installed a much larger kitchen for this family.

Split Level 1970 home of a young and active family of four. The main public spaces in this home were remodeled to create a fresh, clean look. The Jack + Mare demo'd the kitchen and dining room down to studs and removed the wall between the kitchen/dining and living room to create an open concept space with a clean and fresh new kitchen and dining with ample storage. Now the family can all be together and enjoy one another's company even if mom or dad is busy in the kitchen prepping the next meal. The custom white cabinets and the blue accent island (and walls) really give a nice clean and fun feel to the space. The island has a gorgeous local solid slab of wood on top. A local artisan salvaged and milled up the big leaf maple for this project. In fact, the tree was from the University of Portland's campus located right where the client once rode the bus to school when she was a child. So it's an extra special custom piece! (fun fact: there is a bullet lodged in the wood that is visible...we estimate it was shot into the tree 30-35 years ago!) The 'public' spaces were given a brand new waterproof luxury vinyl wide plank tile. What a fun yet challenging project. After numerous space plan options, we've finally decided on removing a wall and switching it out with cabinetry that is functional for a kitchen and the dining area. We've added a peninsula at a 120 degree corner to expand the working surface, add bar seating and still keep the space open and inviting from adjoining spaces. Blueberry oak cabinets with satin brass hardware are balanced out with white quartz countertop and gray uppers. Wide plank vinyl helped keep this space masculine and formal while the stairs add a softer touch that's being complimented by warm tone furniture. To tie in warmth and masculinity, we've opted for custom miter-cut shelves in the corner. Windows give us great light and a corner cabinet can block a lot of it out, so floating shelves seemed most appropriate (no visible hardware). With a lot of material and colors, space still seems cohesive and inviting. Very formal, yet ready to be used for entertaining and day to day living. Hale Production Studios

Our design process is set up to tease out what is unique about a project and a client so that we can create something peculiar to them. When we first went to see this client, we noticed that they used their fridge as a kind of notice board to put up pictures by the kids, reminders, lists, cards etc… with magnets onto the metal face of the old fridge. In their new kitchen they wanted integrated appliances and for things to be neat, but we felt these drawings and cards needed a place to be celebrated and we proposed a cork panel integrated into the cabinet fronts… the idea developed into a full band of cork, stained black to match the black front of the oven, to bind design together. It also acts as a bit of a sound absorber (important when you have 3yr old twins!) and sits over the splash back so that there is a lot of space to curate an evolving backdrop of things you might pin to it. In this design, we wanted to design the island as big table in the middle of the room. The thing about thinking of an island like a piece of furniture in this way is that it allows light and views through and around; it all helps the island feel more delicate and elegant… and the room less taken up by island. The frame is made from solid oak and we stained it black to balance the composition with the stained cork. The sink run is a set of floating drawers that project from the wall and the flooring continues under them - this is important because again, it makes the room feel more spacious. The full height cabinets are purposefully a calm, matt off white. We used Farrow and Ball ’School house white’… because its our favourite ‘white’ of course! All of the whitegoods are integrated into this full height run: oven, microwave, fridge, freezer, dishwasher and a gigantic pantry cupboard. A sweet detail is the hand turned cabinet door knobs - The clients are music lovers and the knobs are enlarged versions of the volume knob from a 1970s record player.

We had a tight timeline to turn a dark, outdated kitchen into a modern, family-friendly space that could function as the hub of the home. We enlarged the footprint of the kitchen by changing the orientation and adding an island for better circulation. We swapped out old tile flooring for durable luxury vinyl tiles, dark wood panels for fresh drywall, outdated cabinets with modern Semihandmade ones, and added brand new appliances. We made it modern and warm by adding matte tiles from Heath, new light fixtures, and an open shelf of beautiful ceramics in cool neutrals.
