How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

Introducing Sustainable Luxury in Westchester County, a home that masterfully combines contemporary aesthetics with the principles of eco-conscious design. Nestled amongst the changing colors of fall, the house is constructed with Cross-Laminated Timber (CLT) and reclaimed wood, manifesting our commitment to sustainability and carbon sequestration. Glass, a predominant element, crafts an immersive, seamless connection with the outdoors. Featuring coastal and harbor views, the design pays homage to romantic riverscapes while maintaining a rustic, tonalist color scheme that harmonizes with the surrounding woods. The refined variation in wood grains adds a layered depth to this elegant home, making it a beacon of sustainable luxury.

We dropped the kitchen ceiling to be lower than the living room by 24 inches. There is a roof garden of meadow grasses and agave above the kitchen which thermally insulates cooling the kitchen space. Soapstone counter top, backsplash and shelf/window sill, Brizo faucet with Farrow & Ball "Pitch Black" painted cabinets complete the edges. The smooth stucco of the exterior walls and roof overhang wraps inside to the ceiling passing the wide screen windows facing the street. An American black walnut island with Fyrn counter stools separate the kitchen and living room over a floor of black, irregular-shaped flagstone. Delta Light fixtures were used throughout for their discreet beauty yet highly functional settings.

Includes beverage drawers, ice maker, glassware dishwasher, cloth lined silver cabinet, tray storage, and lots of storage for fine china and glassware, as well as food storage with sliding glass doors. the metallic auto paint on cabinets and stainless mesh inserts in doors give a cutting edge effect to a well organized and stylish pantry. This kitchen is part of the addition to the home. The addition of ~400 sq. ft. has allowed for this large open concept kitchen. We added a kitchen island with waterfall countertops throughout. Luxury vinyl floor throughout kitchen and home.

Design, plan, supply and install new kitchen. Works included taking the the room back to a complete shell condition. The original Edwardian structural timbers were treated for woodworm, acoustic insulation installed within the ceiling void, wall to the garden lined with thermal insulation. Radiator and position changed. The original internal hinged door was converted to a sliding pocket door to save space and improve access. All the original boiler pipework was exposed and interfered with the work surfaces, this has all been reconfigured and concealed to allow unhindered, clean lines around the work top area, The room is long and narrow and the new wood plank flooring has been laid diagonally to visually widen the room. Walls are painted in a two tone yellow which contrasts with the grey cabinetry, white worksurfaces and woodwork. The Strada handleless cabinets are finished in matte dust grey and finished with a white quartz work surface and upstand New celing, display and undercabinet and plinth lighting complete this bright, very functional and revived room.

Town & Style Magazine I would characterize this MCM project as a bundle of stress, labor of love in more ways than one. Picture this…clients come in town from LA for one weekend, tour a sprawling 7000 sf home nestled in Frontenac, share their vision with us, and away they go, back to LA, pack up their life and prepare for their move that was quickly approaching. First things first, I must say, it is one of my most favorite projects and homes to date. I. want. this. house. Like, for real. Walking in the home, you are welcomed by wall to wall sliding glass doors that house an indoor pool, center courtyard, and this [now] gorgeous home wraps itself around these unique centerpieces of living space. You can see the pool and courtyard from almost any point of the home. The natural light, clean lines and mid century modern architecture was preserved and honed back to its remarkable state. We had to design, project manage, construct the renovations…everything from the ground up within just a few months. Did I mention the kitchen was nearly gutted, new floors, removing walls, bathroom face lifts, overall design, interior and exterior paint, electrical…..whew, I’m tired just reliving the experience.

Delta Light fixtures were used throughout for their discreet beauty yet highly functional settings.

Tired of their dated kitchen, the owners of this suburban colonial were eager for a contemporary update with more pantry space, better organization, and performance appliances. Monochromatic cabinetry in matte white lacquer set the sleek new vibe. Not even handles interrupt the flow, as cabinet channels and push-to-open hardware uphold the minimalist look. This beautiful Pocono Mountain home resides on over 200 acres and sits atop a cliff overlooking 3 waterfalls! Because the home already offered much rustic and wood elements, the kitchen was well balanced out with cleaner lines and an industrial look with many custom touches for a very custom home.
