This small kitchen packs a powerful punch. By replacing an oversized sliding glass door with a 24" cantilever which created additional floor space. We tucked a large Reid Shaw farm sink with a wall mounted faucet into this recess. A 7' peninsula was added for storage, work counter and informal dining. A large oversized window floods the kitchen with light. The color of the Eucalyptus painted and glazed cabinets is reflected in both the Najerine stone counter tops and the glass mosaic backsplash tile from Oceanside Glass Tile, "Devotion" series. All dishware is stored in drawers and the large to the counter cabinet houses glassware, mugs and serving platters. Tray storage is located above the refrigerator. Bottles and large spices are located to the left of the range in a pull out cabinet. Pots and pans are located in large drawers to the left of the dishwasher. Pantry storage was created in a large closet to the left of the peninsula for oversized items as well as the microwave. Additional pantry storage for food is located to the right of the refrigerator in an alcove. Cooking ventilation is provided by a pull out hood so as not to distract from the lines of the kitchen.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Ultramodern German Kitchen in Cranleigh, Surrey This Cranleigh kitchen makes the most of a bold kitchen theme and our design & supply only fitting option. The Brief This Cranleigh project sought to make use of our design & supply only service, with a design tailored around the sunny extension being built by a contractor at this property. The task for our Horsham based kitchen designer George was to create a design to suit the extension in the works as well as the style and daily habits of these Cranleigh clients. A theme from our Horsham Showroom was a favourable design choice for this project, with adjustments required to fit this space. Design Elements With the core theme of the kitchen all but decided, the layout of the space was a key consideration to ensure the new space would function as required. A clever layout places full-height units along the rear wall of this property with all the key work areas of this kitchen below the three angled windows of the extension. The theme combines dark matt black furniture with ferro bronze accents and a bronze splashback. The handleless profiling throughout is also leant from the display at our Horsham showroom and compliments the ultramodern kitchen theme of black and bronze. To add a further dark element quartz work surfaces have been used in the Vanilla Noir finish from Caesarstone. A nice touch to this project is an in keeping quartz windowsill used above the sink area. Special Inclusions With our completely custom design service, a number of special inclusions have been catered for to add function to the project. A key area of the kitchen where function is added is via the appliances chosen. An array of Neff appliances have been utilised, with high-performance N90 models opted for across a single oven, microwave oven and warming drawer. Elsewhere, full-height fridge and freezers have been integrated behind furniture, with a Neff dishwasher located near to the sink also integrated behind furniture. A popular wine cabinet is fitted within furniture around the island space in this kitchen. Project Highlight The highlight of this project lays within the coordinated design & supply only service provided for this project. Designer George tailored our service to this project, with a professional survey undertaken as soon as the area of the extension was constructed. With any adjustments made, the furniture and appliances were conveniently delivered to site for this client’s builder to install. Our work surface partner then fitted the quartz work surfaces as the final flourish. The End Result This project is a fantastic example of the first-class results that can be achieved using our design & supply only fitting option, with the design perfectly tailored to the building work undertaken – plus timely coordination with the builder working on the project. This transitional style kitchen design in Gainesville has an eye catching color scheme in cool shades of gray with vibrant accents of blue throughout the space. The gray perimeter kitchen cabinets coordinate perfectly with a matching custom hood, and glass front upper cabinets are ideal for displaying decorative items. The island cabinetry is a lighter shade of gray and includes open shelves at both ends. The design is complemented by an engineered quartz countertop and light gray tile backsplash. Throughout the space, vibrant pops of blue accent the kitchen design, from small accessories to the blue chevron patterned glass tile featured above the range. The island barstools and a banquette seating area also feature the signature blue tones, as well as the stunning blue sliding barn door. The design is finished with glass pendant lights, a Sub Zero refrigerator and Wolf oven and range, and a wood look tile floor.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy.
