Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary. This architecture and interior design project was introduced to us by the client’s contractor after their villa had been damaged extensively by a fire. The entire main level was destroyed with exception of the front study. Srote & Co reimagined the interior layout of this St. Albans villa to give it an "open concept" and applied universal design principles to make sure it would function for our clients as they aged in place. The universal approach is seen in the flush flooring transitions, low pile rugs and carpets, wide walkways, layers of lighting and in the seated height countertop and vanity. For convenience, the laundry room was relocated to the master walk-in closet. This allowed us to create a dedicated pantry and additional storage off the kitchen where the laundry was previously housed. All interior selections and furnishings shown were specified or procured by Srote & Co Architects.

What a view! This custom-built, Craftsman style home overlooks the surrounding mountains and features board and batten and Farmhouse elements throughout.

A retired teacher and grandmother, our client raised her family in this Valley view home. With amazing potential for an enhanced territorial view, this project had been on our client’s mind for quite some time. She was very particular in selecting us as her design and build team. With deep roots in her community, it was important to her that she works with a local community-based team to design a new space, while respecting its roots and craftsmanship, that her late husband had helped build.

A home with a beautiful view of the Pacific Ocean needed a beautiful update on the inside to match it. Wide plank light wood floors compliment the sandy tones of the textured foil kitchen cabinetry. Clean white countertops and white satin foil tall cabinets along the back wall and laundry space contrast the warm tones throughout the rest of the space. Textured glass, toekick lighting, and elongated glass tiles give the space a luxe modern edge. A built in dining nook and wood stained wet bar in the adjacent areas inform the rest of the finish updates throughout the home.
