This former garment factory in Bethnal Green had previously been used as a commercial office before being converted into a large open plan live/work unit nearly ten years ago. The challenge: how to retain an open plan arrangement whilst creating defined spaces and adding a second bedroom. By opening up the enclosed stairwell and incorporating the vertical circulation into the central atrium, we were able to add space, light and volume to the main living areas. Glazing is used throughout to bring natural light deeper into the floor plan, with obscured glass panels creating privacy for the fully refurbished bathrooms and bedrooms. The glazed atrium visually connects both floors whilst separating public and private spaces. The industrial aesthetic of the original building has been preserved with a bespoke stainless steel kitchen, open metal staircase and exposed steel columns, complemented by the new metal-framed atrium glazing, and poured concrete resin floor. The "Dream of the '90s" was alive in this industrial loft condo before Neil Kelly Portland Design Consultant Erika Altenhofen got her hands on it. The 1910 brick and timber building was converted to condominiums in 1996. No new roof penetrations could be made, so we were tasked with creating a new kitchen in the existing footprint. Erika's design and material selections embrace and enhance the historic architecture, bringing in a warmth that is rare in industrial spaces like these. Among her favorite elements are the beautiful black soapstone counter tops, the RH medieval chandelier, concrete apron-front sink, and Pratt & Larson tile backsplash

Photo by: Lucas Finlay A successful entrepreneur and self-proclaimed bachelor, the owner of this 1,100-square-foot Yaletown property sought a complete renovation in time for Vancouver Winter Olympic Games. The goal: make it party central and keep the neighbours happy. For the latter, we added acoustical insulation to walls, ceilings, floors and doors. For the former, we designed the kitchen to provide ample catering space and keep guests oriented around the bar top and living area. Concrete counters, stainless steel cabinets, tin doors and concrete floors were chosen for durability and easy cleaning. The black, high-gloss lacquered pantry cabinets reflect light from the single window, and amplify the industrial space’s masculinity. To add depth and highlight the history of the 100-year-old garment factory building, the original brick and concrete walls were exposed. In the living room, a drywall ceiling and steel beams were clad in Douglas Fir to reference the old, original post and beam structure. We juxtaposed these raw elements with clean lines and bold statements with a nod to overnight guests. In the ensuite, the sculptural Spoon XL tub provides room for two; the vanity has a pop-up make-up mirror and extra storage; and, LED lighting in the steam shower to shift the mood from refreshing to sensual.

Less is more in this narrow kitchen. With a clean color palette, the open shelves (brilliantly built by the client) add an industrial style to a modernized farmhouse.
