Gut renovation of 1880's townhouse. New vertical circulation and dramatic rooftop skylight bring light deep in to the middle of the house. A new stair to roof and roof deck complete the light-filled vertical volume. Programmatically, the house was flipped: private spaces and bedrooms are on lower floors, and the open plan Living Room, Dining Room, and Kitchen is located on the 3rd floor to take advantage of the high ceiling and beautiful views. A new oversized front window on 3rd floor provides stunning views across New York Harbor to Lower Manhattan. The renovation also included many sustainable and resilient features, such as the mechanical systems were moved to the roof, radiant floor heating, triple glazed windows, reclaimed timber framing, and lots of daylighting. This house is adjacent to the first house, and was under construction when I began working with the clients. They had already selected red window frames, and the siding was unfinished, needing to be painted. Sherwin Williams colors were requested by the builder. They wanted it to work with the neighboring house, but have its own character, and to use a darker green in combination with other colors. The light trim is Sherwin Williams, Netsuke, the tan is Basket Beige. The color on the risers on the steps is slightly deeper. Basket Beige is used for the garage door, the indentation on the front columns, the accent in the front peak of the roof, the siding on the front porch, and the back of the house. It also is used for the fascia board above the two columns under the front curving roofline. The fascia and columns are outlined in Netsuke, which is also used for the details on the garage door, and the trim around the red windows. Midcentury Prairie Expansion

12/12 Architects & Planners

The homeowner had previously updated their mid-century home to match their Prairie-style preferences - completing the Kitchen, Living and DIning Rooms. This project included a complete redesign of the Bedroom wing, including Master Bedroom Suite, guest Bedrooms, and 3 Baths; as well as the Office/Den and Dining Room, all to meld the mid-century exterior with expansive windows and a new Prairie-influenced interior.
