Photography by John Gibbons This 28 unit project consists of four seven unit multi-family homes just two blocks away from Sloan’s Lake. The design takes advantage of city and mountain views while gathering around a private urban park and garden. The genesis of the project creates a community within the neighborhood. This project is designed for LEED Gold certification, is solar ready, and utilizes a district geothermal (ground source) heat-pump system for mechanical heating and cooling .

Holly Hill, a retirement home, whose owner's hobbies are gardening and restoration of classic cars, is nestled into the site contours to maximize views of the lake and minimize impact on the site. Holly Hill is comprised of three wings joined by bridges: A wing facing a master garden to the east, another wing with workshop and a central activity, living, dining wing. Similar to a radiator the design increases the amount of exterior wall maximizing opportunities for natural ventilation during temperate months. Other passive solar design features will include extensive eaves, sheltering porches and high-albedo roofs, as strategies for considerably reducing solar heat gain. Daylighting with clerestories and solar tubes reduce daytime lighting requirements. Ground source geothermal heat pumps and superior to code insulation ensure minimal space conditioning costs. Corten steel siding and concrete foundation walls satisfy client requirements for low maintenance and durability. All light fixtures are LEDs. Open and screened porches are strategically located to allow pleasant outdoor use at any time of day, particular season or, if necessary, insect challenge. Dramatic cantilevers allow the porches to project into the site’s beautiful mixed hardwood tree canopy without damaging root systems. Guest arrive by vehicle with glimpses of the house and grounds through penetrations in the concrete wall enclosing the garden. One parked they are led through a garden composed of pavers, a fountain, benches, sculpture and plants. Views of the lake can be seen through and below the bridges. Primary client goals were a sustainable low-maintenance house, primarily single floor living, orientation to views, natural light to interiors, maximization of individual privacy, creation of a formal outdoor space for gardening, incorporation of a full workshop for cars, generous indoor and outdoor social space for guests and parties.

Rosalie House by KIRK is located in one of Brisbane’s most established inner city suburbs. This 5-bedroom family home sits on a hillside among the peaks and gullies that characterises the suburb of Paddington. Rosalie House has a solid base that rises up as a 3-storey lightweight structure. The exterior is predominantly recycled Tallowwood weatherboard and pre-weathered zinc cladding – KIRK’s interpretation of the timber and tin tradition that is prevalent in the area. Sun-shading and privacy is achieved with operable timber screens and external venetian blinds that sit in front of a bespoke timber window joinery. The planning of the house is organised to address the views towards the city on the North-East and Mt Coot-tha on the South-West. The resulting building footprint provides private courtyards and landscaped terraces adjacent to the main living spaces. The interior is an ensemble of Red Mahogany timber flooring and Jarrah timber panelling on backdrop of white plaster walls and white-set ceilings. The four homes that make up the Alphington Townhouses present an innovative approach to the design of medium density housing. Each townhouse has been designed with excellent connections to the outdoors, maximised access to north light, and natural ventilation. Internal spaces allow for flexibility and the varied lifestyles of inhabitants.

The scheme replaces an existing bungalow and garage on the steeply sloping site, providing a contemporary five bedroom dwelling that responds to the client’s requirements and challenges offered by the site constraints. The suburban site to the north of Brighton offered long distance views over the city towards the English Channel as well as the local rolling hills of the South Downs. These varied views and the natural topography of the site formed the basis for the design. The proposed dwelling is spread over four clearly defined floors, with each stepping back from the one below to follow the existing terrain. The ground floor is defined as a brick wall cut back into the hillside, creating a forecourt and clearly defining the entrance to the house. The three floors above are staggered and stepped apart from one another in order to dilute the visual mass of the dwelling and provide external space at each. Each is presented as a frame to the view, giving a lightweight appearance to the house.
