Coming home has never felt better...This complete exterior home renovation & curb appeal has vibes of Palm Springs written all over it!!! Views of the Organ Mountains surrounded by the Chihuahuan Desert creates an outdoor space like no other. Modifications were made to the courtyard walls, new entrance door, sunset balcony included removing an over designed standard staircase access with a new custom spiral staircase, a new T&G ceiling, minimized obstructing columns, replaced w/substantial cedar support beams. Stucco patch, repair & new paint, new down spouts & underground drainage were all key to making a better home. Now our client can come home with feel good vibes!!! Our next focus was the access driveway, taking boring to sophisticated. With nearly 9' of elevation change from the street to the home we wanted to create a fun and easy way to come home. 8" bed drystack limestone walls & planters were key to making the transition of elevation smooth, also being completely permeable, but with the strength to retain, these walls will be here for a lifetime. Accented with oversized Mossrock boulders and mossrock slabs used for steps, naturalized the environment, serving as break points and easy access. Native plants surrounded by natural vegetation compliments the flow with an outstanding lighting show when the sun goes down. Welcome to your home!!!

Hood House is a playful protector that respects the heritage character of Carlton North whilst celebrating purposeful change. It is a luxurious yet compact and hyper-functional home defined by an exploration of contrast: it is ornamental and restrained, subdued and lively, stately and casual, compartmental and open. For us, it is also a project with an unusual history. This dual-natured renovation evolved through the ownership of two separate clients. Originally intended to accommodate the needs of a young family of four, we shifted gears at the eleventh hour and adapted a thoroughly resolved design solution to the needs of only two. From a young, nuclear family to a blended adult one, our design solution was put to a test of flexibility. The result is a subtle renovation almost invisible from the street yet dramatic in its expressive qualities. An oblique view from the northwest reveals the playful zigzag of the new roof, the rippling metal hood. This is a form-making exercise that connects old to new as well as establishing spatial drama in what might otherwise have been utilitarian rooms upstairs. A simple palette of Australian hardwood timbers and white surfaces are complimented by tactile splashes of brass and rich moments of colour that reveal themselves from behind closed doors. Our internal joke is that Hood House is like Lazarus, risen from the ashes. We’re grateful that almost six years of hard work have culminated in this beautiful, protective and playful house, and so pleased that Glenda and Alistair get to call it home.

Sumptuous spaces are created throughout the house with the use of dark, moody colors, elegant upholstery with bespoke trim details, unique wall coverings, and natural stone with lots of movement. The mix of print, pattern, and artwork creates a modern twist on traditional design.

Our clients wanted the ultimate modern farmhouse custom dream home. They found property in the Santa Rosa Valley with an existing house on 3 ½ acres. They could envision a new home with a pool, a barn, and a place to raise horses. JRP and the clients went all in, sparing no expense. Thus, the old house was demolished and the couple’s dream home began to come to fruition. The result is a simple, contemporary layout with ample light thanks to the open floor plan. When it comes to a modern farmhouse aesthetic, it’s all about neutral hues, wood accents, and furniture with clean lines. Every room is thoughtfully crafted with its own personality. Yet still reflects a bit of that farmhouse charm. Their considerable-sized kitchen is a union of rustic warmth and industrial simplicity. The all-white shaker cabinetry and subway backsplash light up the room. All white everything complimented by warm wood flooring and matte black fixtures. The stunning custom Raw Urth reclaimed steel hood is also a star focal point in this gorgeous space. Not to mention the wet bar area with its unique open shelves above not one, but two integrated wine chillers. It’s also thoughtfully positioned next to the large pantry with a farmhouse style staple: a sliding barn door. The master bathroom is relaxation at its finest. Monochromatic colors and a pop of pattern on the floor lend a fashionable look to this private retreat. Matte black finishes stand out against a stark white backsplash, complement charcoal veins in the marble looking countertop, and is cohesive with the entire look. This vision of a remodel of an existing home located along a sloped street in San Francisco adapts the original design to its present-day context. Multiple storeys allows for a secondary dwelling unit on the lower level. Separation of entry points both strengthens and forges new ties with the street. A wood scrim clad in cedar slats marks the main entry as as short walkway connects to the primary living level. The secondary access to the suite below is accessed near the front overhead garage door. The exterior has a a restrained finish palette of soft white render, combined with ebony trim honouring the Bay Area’s legacy of craftsmanship. A recessed portion at the front forms a sheltered balcony that overlooks the street, while the upper level takes maximum advantage of stunning views. :: thirdstone inc.

Situated on a prominent corner lot in the Zilker neighborhood, this Mid-Century inspired home presents a unique opportunity to activate two street elevations, while maintaining a sense of scale and character within the neighborhood. An exposed glulam roof structure radiates from a single steel column, wrapping and folding around the corner to create a home with two striking facades. Tucked to the side and back of the lot, the second story is sited to help de-scale the corner and create spectacular vistas of the folded roof and the courtyard below. The interior courtyard is best viewed as you descend the stairwell and look out over the private pool scape. On a very exposed corner lot, the U-shaped plan also allows for privacy and seclusion for the homeowner. Public spaces such as the kitchen, living room and dining room, are located in direct relationship to the courtyard to enhance bringing the outside in.
