Hidden in this near westside neighborhood of modest midcentury ranches is a multi-acre back yard that feels worlds away from the hustle of the city. These homeowners knew they had a gem, but their cramped and dim interior and lack of outdoor living space kept them from the full enjoyment of it. They said they wanted us to design them a deck and screen porch; we replied, "sure! but don't you want a better connection to that luscious outdoor space from the inside, too?" The whole back of the house was eventually transformed, inside and out. We opened up and united the former kitchen and dining, and took over an extra bedroom for a semi-open tv room that is tucked behind a built-in bar. Light now streams in through windows and doors and skylights that weren't there before. Simple, natural materials tie to the expansive yard and huge trees beyond the deck and also provide a quiet backdrop for the homeowners' colorful boho style and enviable collection of house plants. This family of four wanted to open up their compartmentalized floor plan to create a kitchen that would become the center of their entertaining areas. Aesthetically they wanted to incorporate some fun elements into the design with pops of color and unique lighting and flooring selections. Although they wanted to encourage flow between their kitchen, family and dining rooms, they wanted to maintain the formality of the dining room. A structural wall between the kitchen and living areas required some creative thinking. We were able to eliminate the wall by aligning the structural posts with the posts in the basement. To open up the kitchen space and provide outdoor access, the main staircase was moved to a more central location. Hydronic in-floor heating and a ductless air-conditioning unit provide energy efficient temperature control. The new layout of the kitchen allows the cook to socialize and interact with family and guests in the family and dining rooms. A desk area was created to separate the dining area, but does not block traffic flow or sight lines. The large island offers plenty of prep space and seats four comfortably. A new eight-foot patio door integrates the outdoor space and doesn’t interfere with the functionality of the kitchen. The red tile backsplash adds a punch of color that pairs perfectly with the gray cabinets and white quartz countertop. The honeycomb tile pattern is fun and adds unexpected personality to the whole space.

We absolutely adore this retro kitchen. The bright appliances and checkerboard floor make this the perfect place to just "chill". Top it off with out handmade Bubbles tile as a focal point behind the stove and as "floating" accents in the field tile and we don't think think kitchen could get any better. MMI Design was hired to assist our client with with an extensive kitchen, living room, and dining remodel. The original floor plan was overly compartmentalized and the kitchen may have been the tiniest kitchen on the planet! By taking out a wall which separated the spaces and stealing square footage from the under-utilized dining room, MMI was able to transform the space into a light, bright and open floor plan. The new kitchen has room for multiple cooks with all the bells and whistles of modern day kitchens, and the living spaces are large enough to entertain friends and family. We are especially proud of this project, as we believe it is not only beautiful but also transformative in terms of the new livability of the spaces.

This kitchen proves small East sac bungalows can have high function and all the storage of a larger kitchen. A large peninsula overlooks the dining and living room for an open concept. A lower countertop areas gives prep surface for baking and use of small appliances. Geometric hexite tiles by fireclay are finished with pale blue grout, which complements the upper cabinets. The same hexite pattern was recreated by a local artist on the refrigerator panes. A textured striped linen fabric by Ralph Lauren was selected for the interior clerestory windows of the wall cabinets. Large plank french oak flooring ties the whole home together. A custom Nar designed walnut dining table was crafted to be perfectly sized for the dining room. Eclectic furnishings with leather, steel, brass, and linen textures bring contemporary living to this classic bungalow. A reclaimed piano string board was repurposed as a large format coffee table. Every square inch of this home was optimized with storage including the custom dresser hutch with vanity counter. This petite bath is finished with caviar painted walls, walnut cabinetry, and a retro globe light bar. We think all splashes should have a swoop! The mitered countertop ledge is the clients’ favorite feature of this bath.
