Clean and simple kitchen with grain matched cabinets. The clients wanted a modern farmhouse look with all the modern functioning extras. We began with the layout which includes panels on the d.w. and fridge, a full trash pull out and swing out in the blind corner. We then went on to design the curved walnut legs on the island, and the custom lay out of the plate rack. The floating shelves with bar for hooks for mugs filled out the function part of the design. Next we found a type of wood that was warm and brown but not too yellow or red. The matching grain of the rift sawn white oak was the choice. The legs on the island are oak which match the stools. The countertops and subway tile and hardware rounded out the choices.

We designed a contemporary rear extension to open the dark kitchen and create a bright open plan dining room. The extension features fixed glazing panels and a large door opening to flood the space with light. The colourful tiled backsplash add character to the space.

FSC certified fumed larch veneer is used for the new lower cabinets. Wood shelves with sliding glass fronts provide upper storage. Stainless steel appliances and white subway tile make the open kitchen modern. A butcher block top cart and a stainless steel table and benches complete the eating area. The bare wood walls above were stripped of their paint before being sealed to take advantage of the vintage building's natural beauty. In the foreground is a comfy leather couch. The Ballard Haus is an exciting Passive House design meant to fit onto a more compact urban lot while still providing an open and airy feeling for our clients. We built up to take full advantage of the extra sunlight for solar gain during the winter, and we crafted an open concept floor plan to maximize our client's space and budget. Part of the goal of the Ballard Haus project was to create a design that could be used in a multitude of urban settings as we get ready to expand our reach into prefab Passive House options.

Condos are often a challenge – can’t move water, venting has to remain connected to existing ducting and recessed cans may not be an option. In this project, we had an added challenge – we could not lower the ceiling on the exterior wall due to a continual leak issue that the HOA has put off due to the multi-million-dollar expense. DESIGN PHILOSOPHY: Work Centers: prep, baking, clean up, message, beverage and entertaining. Vignette Design: avoid wall to wall cabinets, enhance the work center philosophy Geometry: create a more exciting and natural flow ANGLES: the baking center features a Miele wall oven and Liebherr Freezer, the countertop is 36” deep (allowing for an extra deep appliance garage with stainless tambour). CURVES: the island, desk and ceiling is curved to create a more natural flow. A raised drink counter in Sapele allows for “bellying up to the bar” CIRCLES: the 60” table (seating for 6) is supported by a steel plate and a custom column (used also to support the end of the curved desk – not shown) ISLAND CHALLENGE: To install recessed cans and connect to the existing ducting – we dropped the ceiling 6”. The dropped ceiling curves at the end of the island to the existing ceiling height at the pantry/desk area of the kitchen.
