APARTMENT BERLIN VII Eine Berliner Altbauwohnung im vollkommen neuen Gewand: Bei diesen Räumen in Schöneberg zeichnete THE INNER HOUSE für eine komplette Sanierung verantwortlich. Dazu gehörte auch, den Grundriss zu ändern: Die Küche hat ihren Platz nun als Ort für Gemeinsamkeit im ehemaligen Berliner Zimmer. Dafür gibt es ein ruhiges Schlafzimmer in den hinteren Räumen. Das Gästezimmer verfügt jetzt zudem über ein eigenes Gästebad im britischen Stil. Bei der Sanierung achtete THE INNER HOUSE darauf, stilvolle und originale Details wie Doppelkastenfenster, Türen und Beschläge sowie das Parkett zu erhalten und aufzuarbeiten. Darüber hinaus bringt ein stimmiges Farbkonzept die bereits vorhandenen Vintagestücke nun angemessen zum Strahlen. FORBES TOWNHOUSE Park Slope, Brooklyn Abelow Sherman Architects Partner-in-Charge: David Sherman Contractor: Top Drawer Construction Photographer: Mikiko Kikuyama Completed: 2007 Project Team: Rosie Donovan, Mara Ayuso This project upgrades a brownstone in the Park Slope Historic District in a distinctive manner. The clients are both trained in the visual arts, and have well-developed sensibilities about how a house is used as well as how elements from certain eras can interact visually. A lively dialogue has resulted in a design in which the architectural and construction interventions appear as a subtle background to the decorating. The intended effect is that the structure of each room appears to have a “timeless” quality, while the fit-ups, loose furniture, and lighting appear more contemporary. Thus the bathrooms are sheathed in mosaic tile, with a rough texture, and of indeterminate origin. The color palette is generally muted. The fixtures however are modern Italian. A kitchen features rough brick walls and exposed wood beams, as crooked as can be, while the cabinets within are modernist overlay slabs of walnut veneer. Throughout the house, the visible components include thick Cararra marble, new mahogany windows with weights-and-pulleys, new steel sash windows and doors, and period light fixtures. What is not seen is a state-of-the-art infrastructure consisting of a new hot water plant, structured cabling, new electrical service and plumbing piping. Because of an unusual relationship with its site, there is no backyard to speak of, only an eight foot deep space between the building’s first floor extension and the property line. In order to offset this problem, a series of Ipe wood decks were designed, and very precisely built to less than 1/8 inch tolerance. DOWNLOAD NOW This unit, located in a 4-flat owned by TKS Owners Jeff and Susan Klimala, was remodeled as their personal pied-à-terre, and doubles as an Airbnb property when they are not using it. Jeff and Susan were drawn to the location of the building, a vibrant Chicago neighborhood, 4 blocks from Wrigley Field, as well as to the vintage charm of the 1890’s building. The entire 2 bed, 2 bath unit was renovated and furnished, including the kitchen, with a specific Parisian vibe in mind. Although the location and vintage charm were all there, the building was not in ideal shape -- the mechanicals -- from HVAC, to electrical, plumbing, to needed structural updates, peeling plaster, out of level floors, the list was long. Susan and Jeff drew on their expertise to update the issues behind the walls while also preserving much of the original charm that attracted them to the building in the first place -- heart pine floors, vintage mouldings, pocket doors and transoms. Because this unit was going to be primarily used as an Airbnb, the Klimalas wanted to make it beautiful, maintain the character of the building, while also specifying materials that would last and wouldn’t break the budget. Susan enjoyed the hunt of specifying these items and still coming up with a cohesive creative space that feels a bit French in flavor. Parisian style décor is all about casual elegance and an eclectic mix of old and new. Susan had fun sourcing some more personal pieces of artwork for the space, creating a dramatic black, white and moody green color scheme for the kitchen and highlighting the living room with pieces to showcase the vintage fireplace and pocket doors.
