This family of 5 was quickly out-growing their 1,220sf ranch home on a beautiful corner lot. Rather than adding a 2nd floor, the decision was made to extend the existing ranch plan into the back yard, adding a new 2-car garage below the new space - for a new total of 2,520sf. With a previous addition of a 1-car garage and a small kitchen removed, a large addition was added for Master Bedroom Suite, a 4th bedroom, hall bath, and a completely remodeled living, dining and new Kitchen, open to large new Family Room. The new lower level includes the new Garage and Mudroom. The existing fireplace and chimney remain - with beautifully exposed brick. The homeowners love contemporary design, and finished the home with a gorgeous mix of color, pattern and materials. The project was completed in 2011. Unfortunately, 2 years later, they suffered a massive house fire. The house was then rebuilt again, using the same plans and finishes as the original build, adding only a secondary laundry closet on the main level.

This gem of a home was designed by homeowner/architect Eric Vollmer. It is nestled in a traditional neighborhood with a deep yard and views to the east and west. Strategic window placement captures light and frames views while providing privacy from the next door neighbors. The second floor maximizes the volumes created by the roofline in vaulted spaces and loft areas. Four skylights illuminate the ‘Nordic Modern’ finishes and bring daylight deep into the house and the stairwell with interior openings that frame connections between the spaces. The skylights are also operable with remote controls and blinds to control heat, light and air supply. Unique details abound! Metal details in the railings and door jambs, a paneled door flush in a paneled wall, flared openings. Floating shelves and flush transitions. The main bathroom has a ‘wet room’ with the tub tucked under a skylight enclosed with the shower. This is a Structural Insulated Panel home with closed cell foam insulation in the roof cavity. The on-demand water heater does double duty providing hot water as well as heat to the home via a high velocity duct and HRV system. The conversion of an existing B-Listed Victorian Sandstone Villa in the West End of Glasgow from a nursing home to 7no. luxury apartments. Our proposals aim is to create an honest yet historically respectful conversion of the existing property by reinstating the original principal rooms, restoring original features and having a clear juxtaposition between the old and the new.
