This new build in Battle Ground is the true definition of "modern farmhouse". Yes it's actually a modern house on a farm! The kitchen opens up to the outdoor entertaining area and has a nice open layout. The coffee bar on the side gets lots of use from all of the family members and keeps people out of the cooking area if they need to grab a cup of coffee or tea. Appliances are Miele and Fisher & Paykel. The bar-top is black Fenix.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. The remodeling of the kitchen and bathroom forms the core of this interior renovation. The existing peninsula design and cabinetry broke up the ‘great room’ and stood the kitchen as a distinct element within the room. Our design strategy operates more on a principle of integration. As such, we created a galley condition with a spine of cabinetry and appliances that anchors to the long wall of the room. The feature design element is the solid Caesarstone backsplash which appears to be carved from the wall itself. The particular challenge in the windowless bathroom was how to create an inviting, expanded sense of depth without a resulting cave-like feel. Removal of a half wall, soffit and tub unified the space overall. We reinforced the unification with the deployment of a single large format tile spec. Smaller details such as touch latch cabinetry hardware and flush conditions between tile, wall and mirror further the principle that simpler is bigger, deeper and more inviting. We were also charged with elevating what was a pedestrian 1990’s townhouse to something more sophisticated and engaging. Our approach was to first remove builder grade detailing around windows and railings. Then, we introduced simplified profiles and glass guardrails that would extend a consistency established in the new kitchen and bathroom designs. photo by Scott Hargis

Nobilia recently released their 1200mm wide draw units, a new design feature our designers were exceptionally pleased to see available. This island is simply magnificent with THREE 1200mm draw units in a row - offering maximum storage - each draw holding in excess of 80kg's! This kitchen recently took top spot in the NZ German kitchen awards for best renovation! Every aspect of the room was overhauled, and the finished product is stunning (see "before:124097" picture).. Key features: The island offers a huge amount of storage, with impressive 1200mm wide draws on the rear of the island, and draws on the inside. The large stone and large single bowl allows the island to entertain for large groups, and creates a functional and practical work space. The over head cupboards are bi folding, and a full height pull out pantry provide even more storage. A custome made 1200mm wide Ilve oven further enhances the unique deign of the kitchen, and represents the clients true love for cooking an entertaining! The kitchen has been designed with a the Nobilia seamless handles, and provides a very linear and minimalist visual, which complement the stunning timber ceiling and tiles floor.

A modern stylish kitchen designed by piqu and supplied by our German manufacturer Ballerina. The crisp white handleless cabinets are paired with a dark beautifully patterned Caesarstone called Vanilla Noir. A black Quooker tap and appliances from Siemen's Studioline range reinforce the luxurious and sleek design.

In this project, the use of integrated appliances adds to the visual and versatility of the kitchen. Double-drawer dishwasher eliminates energy-wasting half loads. Bonus: when entertaining, fill top draw with ice… presto, an insulated cooler that’s emptied by simply closing and hitting the “Drain” button. Space-hogging, side-by-side fridge replaced with taller, integrated unit more suitably proportioned to the space and client’s active, social lifestyle.
