This new build in Battle Ground is the true definition of "modern farmhouse". Yes it's actually a modern house on a farm! The kitchen opens up to the outdoor entertaining area and has a nice open layout. The coffee bar on the side gets lots of use from all of the family members and keeps people out of the cooking area if they need to grab a cup of coffee or tea. Appliances are Miele and Fisher & Paykel. The bar-top is black Fenix.

Photo credit: Deanna Onan Builder: Duncan Wills Builder This art deco home is in a unique location with stunning views of the lake. The homeowners entertain frequently and needed a larger kitchen that the original so walls were moved to create a dream kitchen for this talented cook. There is a dedicated zone for baking, cooking and making yummy coffees. To reference the art deco era, the kitchen has inlays of art deco motifs in the rear of the walnut cabinets and the range is built in a ziggurat shaped cabinet. With five bedrooms, this housed needed three bathrooms, so walls moved to make room for them and the ensuite bathroom features a freestanding bath and custom mirror cabinet. We spent a year planning these unique design details and now that work is completed, the planning process shines with these focal points

Cole Valley Remodel
Cole Valley Remodel

For this kitchen and bath remodel in San Francisco's Cole Valley, our client wanted us to open the kitchen up to the living room and create a new modern feel for all of the remodeled areas. Opening the kitchen to the living area provided a structural challenge as the wall we had to remove was load-bearing and there was a separately owned condo on the floor below. Working closely with a structural engineer, we created a strategy to carry the weight to the exterior walls of the building. In order to do this we had to tear off the entire roof and rebuild it with new structural joists which could span from property line to property line. To achieve a dramatic daylighting effect, we created a slot skylight over the back wall of the kitchen with the beams running through the skylight. Cerulean blue, back-painted glass for the backsplash and a thick waterfall edge for the island add more distinctive touches to this kitchen design. In the master bath we created a sinuous counter edge which tracks its way to the floor to create a curb for the shower. Green tile imported from Morocco adds a pop of color in the shower and a custom built indirect LED lighting cove creates a glow of light around the mirror. Photography by Christopher Stark.

Three level island... The homeowner’s wanted a large galley style kitchen with island. It was important to the wife the island be unique and serve many purposes. Our team used Google Sketchup to produce and present concept after concept. Each revision brought us closer to what you see. The final design boasted a two sided island (yes, there is storage under the bar) 6” thick cantilevered bar ledge over a steel armature, and waterfall counter tops on both ends. On one end we had a slit fabricated to receive one side of a tempered glass counter top. The other side is supported by a stainless steel inverted U. The couple usually enjoys breakfast or coffee and the morning news at this quaint spot. Photography by Juliana Franco

Photography: Karina Illovska The kitchen is divided into different colours to reduce its bulk and a surprise pink study inside it has its own little window. The front rooms were renovated to their former glory with replica plaster reinstated. A tasmanian Oak floor with a beautiful matt water based finish was selected by jess and its light and airy. this unifies the old and new parts. Colour was used playfully. Jess came up with a diverse colour scheme that somehow works really well. The wallpaper in the hall is warm and luxurious.

Lexington Modern Home
Lexington Modern Home
ZeroEnergy DesignZeroEnergy Design
ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. Byron Bay Hinterland Kitchen
Byron Bay Hinterland Kitchen
Darren James InteriorsDarren James Interiors
Ditching the hectic city life in favour of a more relaxed pace in the country, empty nesters Chris and Veronica decided to uproot their life in Sydney and move to their holiday home, nestled in the lush rolling hinterland of Bangalow, Byron Bay. Forming part of a larger extension and renovation, the client’s desire for their new kitchen was to create a visual centrepiece for the home that made an impactful statement whilst still remaining welcoming, relaxed and family friendly. As avid entertainers, it was a priority that the kitchen had a semi-commercial feel, was well equipped with high-grade appliances, durable surfaces and designated work zones to facilitate catering for large parties and events. Both partners have travelled extensively to far corners of the world collecting beautiful things, there was a natural desire for the space to reflect their global style and layer a mix of sentimental and bohemian inspired pieces from all over the world.
