Split Level 1970 home of a young and active family of four. The main public spaces in this home were remodeled to create a fresh, clean look. The Jack + Mare demo'd the kitchen and dining room down to studs and removed the wall between the kitchen/dining and living room to create an open concept space with a clean and fresh new kitchen and dining with ample storage. Now the family can all be together and enjoy one another's company even if mom or dad is busy in the kitchen prepping the next meal. The custom white cabinets and the blue accent island (and walls) really give a nice clean and fun feel to the space. The island has a gorgeous local solid slab of wood on top. A local artisan salvaged and milled up the big leaf maple for this project. In fact, the tree was from the University of Portland's campus located right where the client once rode the bus to school when she was a child. So it's an extra special custom piece! (fun fact: there is a bullet lodged in the wood that is visible...we estimate it was shot into the tree 30-35 years ago!) The 'public' spaces were given a brand new waterproof luxury vinyl wide plank tile. This family home belongs to a wonderful family with 2 children and a dog. The original kitchen was very angular and separate from the dining and living spaces while open to an area that was used as a kids play space. By taking away the angles and opening up the kitchen to the dining area we created an open-plan kitchen dining living area with easy access to the exterior. We used Arctic White Gloss Melamine for the under bench and tall cupboards and Supreme Oak Puregrain Melamine for the overhead cupboards. The Oak adds warmth and appeal The White Ice Engineered Stone was used on the Benchtop as well as Splashback. It is crisp without being pure white and adds subtle interest. The layout allows for a zone for coffee making, cooking and preparation as well as cleaning. This was of great importance to the clients, as when family are visiting they all cook together.

The scullery has a tall pantry with 3 drawers and then long expanses of bench and open shelving for storage.

This was such an important kitchen for us to get absolutely right. Our client wanted to make the absolute most out the small space that they had. Therefore, we proposed to gut the room completely and start by moving the plumbing and electrics around to get everything where it wanted to go. We will then get the room fully plastered and the ceiling over-boarded with 3x new downlights. The oven housing is a bespoke unit which is designed to sit on top of the worksurface and has a functional drawer below and extra storage above. We have scribed this up to the ceiling to make the kitchen easy to clean and give it the complete fitted appearance. The gas meter is situated in the corner of the room which is why we opted for a 900 x 900 L-shaped corner unit to make access to this easier and it also pushed the sink base to the far RH side which keeps the sink and hob at a larger distance. The hob is a domino gas hob which we will connect directly from the gas meter. With the carcasses being "Natural Hamilton Oak" we have introduced some floating shelves in the same colour which also tie in with the LVT floor. These work far better than wall units as they open to room out and allows the window to offer more natural daylight. Finally, to save our client money, we put a freestanding fridge/freezer in the alcove rather than an integrated. There is no right or wrong answer here but generally a freestanding appliance will be less expensive.

How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

This client in East Ham wanted to maximise storage without making the room feel smaller or colder. The result is this warm taupe handleless kitchen that makes the most of the high ceilings.

This kitchen is part of the addition to the home. The addition of ~400 sq. ft. has allowed for this large open concept kitchen. We added a kitchen island with waterfall countertops throughout. Luxury vinyl floor throughout kitchen and home.

The existing kitchen was VERY traditional which did not suite the new homeowners taste and more so their functional needs. They LOVE to cook and have all the kitchen tools to create anything from Italian dishes, Asian cuisine to the finest pastries. They needed space to store all of their cooking utensils and their current kitchen just didn’t offer that. The kitchen was confined and adding additional square footage was not possible, therefore our biggest challenge was to fit all their storage and appliance needs into the existing space.
