Back patio deck design idea - if we follow this set up, the tub will align with the railing, and sunken by about 24 inches (heigh is 36 inches). To the left of the tub will have 2 feet clearance to the wood slat planter. This space is for the tub cover to stand while in use. This means a 2-foot drop from the main deck with an area of 7’ x 2’. We will need a 2’ rail. This will make the planter in this area at 5’ (3’ in the main deck, plus 2’ drop = 5’). We will plan to use a stool to manage this height in the future. I prefer wooden legs to support this tub, which we can incorporate with the entire decking support. I think using concrete slab is too bulky and is not aesthetically consistent with the rest of the house design. Let’s plan the budget based on this design. If we have room in the budget, we might consider covering the base of the tub with wood siding as shown in this image. Please note that the tub is $7,700 (budget was $4,000). I prefer to price the entire deck design inclusive of the tub cost and Gary’s landscaping. Thanks

Brings value (form and mass well-designed, elegance without a high price).
KITCHEN DESIGN MAIN FLOOR Island. Like the espresso cabinets, white countertop and two-level design, black base. Like how cabinets are laid out. Will change the legs to reflect modern transitional design. Will replace pendant with brushed nickel material. Needs outlets for electronics. Found a Corian countertop that has build in electronic charger.
Living Room Fireplace Design. Same color as island espresso cabinets. On the opposite side of the kitchen, is the living room. The large center island of the kitchen will have black cabinets, of the same color as this fireplace in the living room. This fireplace is flanked by two windows. See nice subtle contrast of gray wall, white ceiling, dark brown floor and black fireplace.
Laundry room storage layout, flooring, cabinets and shelving. Manufactured cabinets and shelving are acceptable to reduce cost. Open to suggestion regarding wall paint and white cabinets contrast. Like ceramic tile design, color and material (herring bone pattern) for kitchen, laundry and Joji’s nook. Same color as front entry but different arrangement.
LAUNDRY ROOM MAIN FLOOR Laundry - like the design. Would like a half wall to separate the sink from the washer/dryer to prevent water spillage. This is where the dog will be bathed. The countertop above the washer and dryer is wonderful. Can you add a retractable wood under this countertop to extend the table for folding clothes and drying the dog? As Joji and I are short, we might need a good stable step stool to do this, and to reach the cabinets/shelves. Any ideas to make this practical and safe is welcome. There will be a 10’ ceiling so maybe add some storage shelves in this wall.
MUD ROOM MAIN FLOOR Like the layout of this mud room. Lots of floor to ceiling storage on the left and we need deep drawers for all our shoes. Broom closet and vacuum cleaner to the right? Love the door to the right, recessed light and the tiles. Please add ambient floor light at night, near the floor. Change tiles to geometric with gray/black contrast. Manufactured cabinets and shelving preferable to save cost.
POWDER ROOM MAIN FLOOR Powder room transitional style - Joji likes the sink and mirror arrangement, simple but elegant. We keep the vertical design backdrop of the mirror. Nice to have light behind the mirror for “floating” effect. Focal point is the tile work behind the mirror. Rest of powder room is painted.
Bathroom design idea for Master’s bathroom, see bench seating as extension of tub. Not sure how much will the door cost.
Master’s bathroom shower set up - as illustrated. Bench can be floating. Only one ceiling light that is dimmable (I prefer ambient light when taking a shower, Joji prefers bright light). Add massage heads, as per Signature hardware selection.
New Master’s Bathroom layout, materials, cabinets, colors - we keep the original layout.
Shower door brand to consider for bathrooms upstairs. Like the metal sliding accessories. Is this easy to clean? Durability? Reviews?
Master’s Closet. Will need a closet system. Do not need intricate soffit details on the ceiling, the island or the chandelier.
GUEST BATHROOM design - for en-suite guest BR. Manufactured cabinet preferred, not gold accessories.
STUDY ROOM DOOR. Like the fireplace recessed/enclosed design with shelves on each side, recessed light.
Office/den fireplace and shelving, with this stain selection. Fireplace will be facing study table on opposite site, surrounded by shelving like in this picture.
Lower Level Bar, Cabinet,island and Wine Cellar Design. We like the bar design with 2 levels. Counter top can be solid stone or recycled stone.
Fireplace design for the basement. The materials are dark wood and white marble/stone or similar kind. Same materials will be used in the bar. No wall TV, will be using projection screen, which can be concealed.
Guest bedroom. Nice dark gray contrast with white walls.Like bar door for closet and fan design.
Master’s Bedroom idea - framing design. We like the panel color and construction.
Azalea’s bedroom - like the framing and the color choice - bluish gray which blends in with the rest of the house.
Joji office/nook design - add drawers for files.
Exercise room floor-to-ceiling mirror. Need wall anchor for exercise bar. Wall mounted TV. Bluetooth speakers.

GUEST BEDROOM CLOSET DOOR Guest bedroom closet door. When the doors are open then you have access to the closet, when the doors are closed, the shelves on both sides are accessible for storage of books, speaker, decoration, etc. Inside closet needs to be changed for clothes hanger and putting two shelves.
Main level fireplace base design - color to be determined

Landscape - pond down hill. Follow the design concept, use local rocks and Minnesota river rocks. Prefer a more natural, irregular shape. To the right, between the pond and the house, will be a railroad tie steps planted with turf grass inside. Next to the house, use Blue Fescues as border with river rocks.

Landscaping of the driveway - combination of pebbles and concrete blocks introduces the visitor to the concept of form and nature. Rectangular blocks support the house architecture, the pebbles and dark boulders declare its connection with nature. Subtle lighting provides a dramatic entrance.

EXTERIOR Choosing a contractor - understands owners’ values and design elements (leverage topography to maximize intake of light and lake view), relationship with subcontractors and union members, use of local resources, flexible to alternatives without compromising value to meet budget goals, technology access for transparency and budget control.
