Located in Central Phoenix, we focus on designing homes to sell. Today, design and real estate go hand in hand and it's important for people to consider design before selling their home. Often times homes will sit on the market or require drastic price reductions before they are finally sold. However, we believe that by doing the necessary edits and alterations prior to selling, it can help excentuate it's assets so people focus on the home's highlights. Staging is another huge factor, which we offer complimentary as part of the listing process. The design edits and alterations vary from house to house. Sometimes it involves changing out light fixtures, or plumbing fixtures. Other times it's upgrading counter tops and appliances or even changing paint colors. Have you ever looked at a room that you you are considering to remodel and thought to yourself, "where the heck do I even begin"?? How about an entire house??? One word comes to mind: DAUNTING! The myriad of design styles, looks and options can be simply overwhelming. When I peruse an architecture and design magazines, I want my home to be ALL of those looks! How can you pick just one? Where do you begin? One answer! www.flippingdiaries.com I’ve personally witnessed projects by James Judge that have been nothing less than miraculous! Transformations of houses most would consider lost causes that have been turned into real “HOMES” for real people. Not just livable domiciles mind you. He creates well contemplated, space maximizing, highly stylish, jaw dropping when you walk in the door kind of homes that everyone wants at affordable prices!! He gets it and you will too if you follow the vision and trust the guidance that James provides. Remember, with the right guide even the most unlikely person has reached the top of Mt. Everest!

I've done multiple projects with James - and he is a wonder to watch. He has amazing vision. He is knowledgeable and creative on many levels. He meets deadlines and budgets....and the quality of his work is incomparable. For me, the best part of working with James is witnessing his approach. He walks through a house and immediately starts designing it in his head - tearing out walls, expanding and adding rooms, creating a new and remarkable place inside and out that only he can see. The end result of his "Flip" is breathtaking. I look forward to working with James for years to come.

James has a great vision! He has the exceptional gift to be able to walk into a terrible space that most people would run away from and create a work of art! He is receptive to client feedback while sticking to his impressive design aesthetic. The most impressive skill that James' possesses is his ability to to create a design that looks like a million bucks on a budget. Between his contacts, amazing resources, and savvy shopping he exceeded my expectations on this property.
