We are sad to learn that we left one of our customers with a negative experience. To be clear, we did no construction for this customer, merely design work. When we were first approached by this customer, it was understood that we would design them a Master Bathroom. We entered into a design contract that clearly stated a budget of $1200.00 for the design work and that the finished product would be a set of construction documents and 3-dimensional renderings that we would then use to estimate the cost of building their bathroom. It was also clearly stated that the construction documents would belong to the client and that they could, upon completion, opt to have us bid the project, have another Contractor bid the project or decide to not move forward with the project. Originally the customer asked for a ball park figure and Mike, the Owner of Olympia Construction, told the customers that we could build a basic master bathroom for around $15000.00. This was prior to any design work and it was never a promise. We don't promise construction figures to our customers. All of our prices are firmly based on a markup rate of 30% on materials to cover profit and over head. Our labor is billed at $60/man hr. There is no guesswork and this is what allows us to bid fairly and accurately. During the design phase, the customers scheduled more meetings that the design contract allowed for. They also made numerous changes to their designs that caused the billable hours of their project to greatly exceed the outlined budget of $1200.00. But true to our work and the contract, we never billed for the additional hours or modifications. The customers paid us the $1200 for the design contract and then we proceeded to bid the project. Based on the materials and extras the customers chose (heated floors, granite counter tops, niche lighting, to name a few) our bid to do the project came out to over $26,000.00. The customers were shocked and felt that we had led them astray. So we provided multiple cost breakdowns showing how much each part of the job would cost to do. We line itemized the entire project and created a shopping list so that they could choose the parts they wanted. We also provided the customer with a list of our original intent when we provided the "ball park" figure of $15000.00. Our proposal to complete our original intent came in at $17,000. We feel that we were incredibly transparent during this project and we are sorry that the customer did not want the bathroom that we originally intended to provide them with and choose to select options that were outside of their budget.
