They build house follow no building codes from foundation to roof . They have no knowledge in building code . The quality of the house is very poor and will pose life threatening.

Do not buy from this builder, we just moved in and already had major plumbing issues water is leaking and now they have to change the dry wall. Less than a month there’s a lot of cracks on the walls and ceiling already. Not to mention the poor grading which we complained from the start causing poor water drainage, water on the side of the house is not going anywhere and now it’s moldy. Before closing they had to remove the bricks at the front because they messed up with the elevation. These are all documented and I would have attached a photo if I could. I would never recommend this builder very disappointing!!!’

I see lots of subpar reviews of Long Lake, and I'm sure in those experiences, they're probably at least somewhat warranted. From my research, your experience is really going to come down to the quality of the construction manager in your community. In my community, we had an EXCELLENT construction manager for our 264 plan home, and an outstanding sales representative. Every question addressed, the process went as smooth as possible, and everything that was within their control was handled well, and even the things that were out of their control (such as utilities issues in the new section coming on late) was communicated clearly and professionally. They're a production builder, so there's only so much that you can customize, but compared to other communities, the value that Long Lake provides is much better than other builders. I would definitely do thorough research and don't be shy to ask newer residents with their experience with the builder, but I just wanted to be one of the satisfied customers who would otherwise be silent to leave my thoughts. Every builder will have dissatisfied customers, and Long Lake is a high quantity builder and builds all over, so I wouldn't necessarily let any of the poor reviews dissuade you without doing your own due diligence.

Do NOT buy from this builder!! I had dangerous mold in my home in less than a year after closing. They REFUSE to make me whole!!! Buyer beware!!

Very unprofessional and I do not suggest using this developer. During the walk through you will point out things that are damaged or wrong and we let them know we didn’t feel comfortable closing and we were promised it would be fixed and told we would get charged daily for every day past the closing date we didn’t close. They will only fix the major things and act like you’re the problem with when you bring up issues. Horrible company with unprofessional employees. Your house will not be built to standard because the people building your house are intoxicated the whole time. Hundred of beer cans everywhere which I wouldn’t have cared if my house was built correctly.

very cheap quality materials AC broke down twice in less than 4 years and they told me that is normal it can breakdown every year , foundation moved with the first storm electricity material very low quality that causes short circuit all the time one star is to high for them.

I built a Long Lake Ltd home from their Briarwood product line and it is BEAUTIFUL! Everyone who visits my home loves it as much as I do. Excellent selections with excellent sales counselors helped me build my dream home.

Builder uses the cheapest manner to build home, not only the material wise but also and especially quality wise. For example all the fense is built Yo only cover the back of of house while no proper privacy is protected; the tile caulk work of the kitchen and rest room is only small portion been done, sales and builder will deny, not honest and find execues and basically tell you that is costmer fault about things not been properly done.

Very helpful in first time home buyer information. I learned more than i ever did at other builders. They are respectful and dont push you to do anything you don't feel you aren't ready for. I would definitely refer a friend or family.
