I hired what I thought was a premier Athens construction company to convert a deck into a sunroom, JOMA Construction. They have been an absolute NIGHTMARE. Here is a partial list of major mistakes that they allowed to happen.
1. Project manager tells us the roofers will be on site a certain day.... no roofer arrived. The Project Manager was contacted that my roof (plywood) needed a tarp to protect the house from the weekend of storms coming. NO TARP was placed on the plywood roof structure...my LR and Kitchen got flooded from 2 days of rain that poured through the ceiling, doors, and walls. JOMA took no responsibility for this damage to my hardwood flooring. I had to file a claim with my homeowners insurance. That claim was $10,700 with a $1000 deductible.
2. A trackhoe backed over my permanent solid cast iron fire pit. Their answer to that was the pieces had rust on them, so it was old damage. The sub responsible repaired my firepit at no cost to me.
3. Air conditioning/heat unit was installed at an angle. Project manager said, that it would be fine...just a minor adjustment. Nope ..the entire unit was installed incorrectly both inside and out and bolted to the wall. It took a full day for to repair.
4. One of the sunroom windows was framed at an angle. Five different sub contractors had their hands on that window. Each one saw the error, but not until the interior was finished did I see the error. All that work had to be torn out...framing, siding, brick, millwork, and painting
5. The ROOF was completely a MESS. The project manager was given 3.5 months to get the roofer back to fix the mess. The gutters could not be put on until the sloppy roof was fixed and brought up to code. The project manager had great difficulty understanding what the problem was with the roof. We hired another roofing company to repair the mistakes and bring the roof to code. We paid $1,125.00 and JOMA finally settled with us by paying $562.50.
6. The project manager failed to have insulation and a vapor barrier laid under the tile flooring. Near the end of the project, a crew came out to my house and cut through the original foundation and brick so that they could install insulation and a vapor barrier which was required by county code.
7. The project manager knew that the "red brick" on my house needed have a best match of new red brick. He waited 4 months into the project before a brick contractor came to my home to select brick. So I selected the best match they had. Then the brick I selected was promised to another job, and the remaining brick was not the best quality. So the next firing was 6 weeks from March 1. That should have been the 1st order of business....but JOMA dropped the ball again. This resulted in another delay due to poor planning.
8. Our yard was completely destroyed by pickup trucks, construction equipment, and littered with construction debris. JOMA was required by code to grade the yard for correct drainage and reseed. We needed grass not seed. Therefore, we contracted with their subcontractor to grade the yard and lay zoysia sod for $3600. JOMA issued us a credit for what they would have paid for the grading and seed. The credit from JOMA was $120.
9. JOMA estimated that this job would take 3 months. The actual time was 7 months.
10. The project manager was unprofessional and misled us with falsehoods about followup to our issues and concerns.
MY REPLY TO JOMA.....STOP DISPUTING THE FACTS
JOMA Construction has altered the facts. !. There was NEVER a tarp on my house until AFTER the rain and damage occurred. The roof had NO TARP when the rains began on Sat. 1/11/2020. The project manager came on Monday Jan 13, 2020. He did bring a dehumidifier that helped dry up the water in the walls, but the hardwood floors never settled down and the rust stains from the nails were very ugly. JOMA had a tarp placed on our roof at 3:30 pm on that Monday January 13,2020, So the idea that our tarp somehow blew of in the storm is NOT TRUE. Also, JOMA wanted to deny that the water was responsible for the rusty nail stains. They fabricated another story that it was old damage from a leaky dishwasher. That is also NOT TRUE. The owner, **** *******, came out to our home the week of March 24,2020 to look at the damage. He walked out of our home and NEVER responded to us as to how we could restore our floors. The damage occurred in January and our insurance was contacted in late April. How long, ****, did you want me to wait for my floors to return to normal? 2. NO JOMA, you did not replace the fire pit. Your project manager, told the sub that he had no intention of fixing it. Because of that, I bartered the rebuilding of the fire pit with the sub contractor who happens to be a neighbor, He rebuilt the fire pit at HIS expense. In turn I made a queen size quilt for his family. The brick area around the fire pit that was damaged was also restored. I paid $300 to the brick mason for his additional work, 3.NO JOMA, That heating/ air split unit was never temporarily installed. It was slanted and bolted to the wall. The crew that came out were not prepared to have to redo all the previous work. The copper tubing had been cut too short. The original unit have to be taken out, worked to get it adjusted and the tubing was lengthened. The outside unit was also installed incorrectly. Yes, the new crew fixed all the errors. The fact that you think that this unit was suppose to be installed at an angle, was temporary is frustrating and shows how much you are unaware of the proper installation. 5. No JOMA. I have emails to backup my issue with the roof. Your 'roofer" had 3.5 months to come out and fix the roof. The gutters could not be installed because the shingles over hung too far. The drip edge that was put on was not attached the the facia board. There was NO drip edge along the front area leading to the apex. This is a roofing code requirement to have a drip edge and one that is installed correctly, I sent you 9 pictures of the roof. I called another roofer; your roofer would not commit to a definite day that he would come back. 6. The access to the crawl space was a forgotten item that had to be fixed at the last minute. Insulation subs arrived to installed insulation, but there was no access. You later sent a JOMA person out to make an access. It would have been so much easier if that had been done while the floor was open. 7. NO JOMA...There was NEVER any meeting with us about selection of brick.early in the project Power Brick showed up one day in early March with samples for us to look at. That was when we selected the brick. Not early in the project and the brick ended up being delayed a month due to factory issues. 8. Landscaping...we never asked you to pay for landscaping, only credit us the amount for what you said you would do. The code enforcer noted that the yard required grading and your agreement was to grade the yard and lay down seed. Your proposal is vague with the pricing of this because it was combined with other items under demolition. My opinion that a credit of $120 for your portion of grading and reseeding is on the extreme LOW side. 9. YES it was 7 months. You put a dumpster and a porta potty on my property in mid October. 2019. The dumpster was removed in May 2020. How you justify your management of time and scheduling of subs is your responsibility, It is your client who suffers from the continual delays. Rain was a factor, and I wish you had taken that into consideration BEFORE you allowed rain water to pour into my home. 10. Your project manager was a very unprofessional, but if you condone this type of management, the problem is yours. It will not go away until your company understands the internal conflicts that exists.

We never want to hear that a JOMA client is dissatisfied with the work we have completed but we also know that remodeling can cause a lot of stress and anxiety for everyone involved. I will address each of the complaints listed below but please keep in mind that we passed all county inspections, we were always available and responsive to issues as they arose, and we had a very pleasant final onsite meeting with the homeowners two weeks ago.

Project manager was called 1/11/20 to report that water was pouring into my home because my roof was unprotected. My LR and Kitchen got flooded from 2 days of rain that poured through the ceiling, doors, and walls. JOMA took no responsibility for the damage to my hardwood flooring. I had to file a claim with my homeowners insurance. That claim was $10,700 with a $1000 deductible.”
JOMA: January 2020 had almost double the average rainfall in our area. Subcontractors were backed up and a storm tore off the tarp that was covering the exposed connection between the house and the addition we were building. We had personnel onsite at 11pm on a Saturday night to mitigate the situation. We immediately placed an industrial-size dehumidifier in the home (at no cost to the owner) and continued to monitor the effects of the water intrusion. We agreed that giving the wood floor time to subside was the best course of action. Sections of the wood flooring in unrelated areas of the home also showed similar minor cupping and we wanted to make sure it wasn’t a systemic problem due to other issues with the home. Rather than wait, the homeowner decided to file a claim and to have all of their wood floors refinished.
ISSUE 2. “A trackhoe backed over my permanent solid cast iron fire pit. Their answer to that was the pieces had rust on them, so it was old damage. The sub responsible repaired my firepit at no cost to me.”
JOMA: Mistakes happen and JOMA replaced the fire pit and the subcontractor responsible re-constructed the entire brick patio at no cost to the homeowner.
ISSUE 3. “Air conditioning/heat unit was installed at an angle. Project manager said, that it would be fine...just a minor adjustment. Nope ..the entire unit was installed incorrectly both inside and out and bolted to the wall. It took a full day for to repair.”
JOMA: Due to scheduling constraints the mini-split HVAC unit was temporarily installed so that another subcontractor could complete their work. This was explained to the homeowner. When the HVAC subcontractor returned the final installation was completed and the unit was installed as per manufacturer specifications.
ISSUE 4. “One of the sunroom windows was framed at an angle. Five different sub contractors had their hands on that window. Each one saw the error, but not until the interior was finished did I see the error. All that work had to be torn out...framing, siding, brick, millwork, and painting”
JOMA: The siding and brick had not been completed and while it should have been corrected earlier, the window was reset at no cost or inconvenience to the homeowner.
ISSUE 5. “The ROOF was completely a MESS. The project manager was given 3.5 months to get the roofer back to fix the mess. The gutters could not be put on until the sloppy roof was fixed and brought up to code. The project manager had great difficulty understanding what the problem was with the roof. We hired another roofing company to repair the mistakes and bring the roof to code. We paid $1,125.00 and JOMA finally settled with us by paying $562.50.”
JOMA: This was not a code issue and it did not affect the completion of the project. The roofer was not given a chance to come back and repair the deficient drip edge and the homeowners decided to have another roofer make the adjustments. At our final meeting, as a gesture of goodwill, we offered to split the cost with the homeowner.
ISSUE 6. “The project manager failed to have insulation and a vapor barrier laid under the tile flooring. Near the end of the project, a crew came out to my house and cut through the original foundation and brick so that they could install insulation and a vapor barrier which was required by county code.”
JOMA: Cutting through the foundation of the home to gain access to the new crawlspace was the plan from the beginning and it wasn’t necessary to do it any earlier. The scheduling of this was not overlooked and it didn’t affect the completion of the project.
ISSUE 7. “The project manager knew that the "red brick" on my house needed have a best match of new red brick. He waited 4 months into the project before a brick contractor came to my home to select brick. So I selected the best match they had. Then the brick I selected was promised to another job, and the remaining brick was not the best quality. So the next firing was 6 weeks from March 1. That should have been the 1st order of business....but JOMA dropped the ball again. This resulted in another delay due to poor planning.”
JOMA: There were multiple meetings regarding the brick early on in the project. The final decision was signed off by the homeowner one month prior to scheduled installation. We confirmed with the supplier and shortly thereafter we were informed by the supplier that they had an internal miscommunication and our brick had already been scheduled for a non-JOMA project. This did cause a delay on the exterior finishing but the interior was able to proceed as scheduled.
ISSUE 8. “Our yard was completely destroyed by pickup trucks, construction equipment, and littered with construction debris. JOMA was required by code to grade the yard for correct drainage and reseed. We needed grass not seed. Therefore, we contracted with their subcontractor to grade the yard and lay zoysia sod for $3600. JOMA issued us a credit for what they would have paid for the grading and seed. The credit from JOMA was $120.”
JOMA: Our contract did not include any landscaping and we were not a part of any discussion or negotiation with our subcontractor to provide services outside of our contract. We credited them the amount that was included for what is required by the county for ground cover.
ISSUE 9. “JOMA estimated that this job would take 3 months. The actual time was 7 months.”
JOMA: This project began at the end of November, 2019 and was scheduled to end in February. We begin projects throughout the year and we are typically able to make adjustments due to weather variations. Compared to the average rainfall for our area, December was 58% above normal, January was 190% above normal, February was 226% above normal and March was 155% above normal. Despite those elevated rain totals and the complications that arose, we were able to complete the project in 5 months, not 7 as the homeowner indicated.
ISSUE 10. “The project manager was unprofessional and misled us with falsehoods about followup to our issues and concerns.”
JOMA: As referenced above, remodeling can be a stressful and imperfect process. We must constantly adjust and adapt due to factors that are often out of our control. Most of our time is spent minimizing the effects of those factors as much as possible all while keeping our clients updated and the

JOMA Construction built an addition to my house in the same Gambrell style as the original. JOMA was honest, on time, and on budget. Through the JOMA website, I was able to keep track of each phase of the construction even though I lived in another state. JOMA had no problem with several changes I made to the original plans that saved some money. And John and Jeff are a joy to work with.

JOMA did a great job on my home renovation project April 2014.
I work in the commercial construction industry and I have high expectations on quality of work, and strong emphasis on project schedule.
JOMA provided quality workmanship and completed work within the schedule we discussed before starting the renovation.
John Newland was very professional throughout the process and would highly recommend his company to anyone looking to do new construction or renovation.

JOMA Construction repaired major storm damage to gazebo caused by 32 inch dia. oak tree falling upon it. The job was completed in reasonable time and the quality of work achieved the degree of crafted detail required. As based upon my experience, I highly recommend John Newland and his JOMA team.

Had small jobs done at my house. with excellent results. My parents had complete remodel done at their new house in Athens,Ga . Fantastic service and and great workmanship. Best bang for your dollar in Athens,Ga period!

I hired JOMA to build a large deck off my sunroom. I didn’t want an ordinary deck built solely out of wood, though. Instead, I wanted to incorporate galvanized metal panels in place of the balusters. I showed John a few pictures that I liked and then left it up to him and his crew to execute my vision consistent with code requirements and their professional sensibilities. The project turned out fabulous. I couldn’t be happier. The final product is both functional and funky. The whole process was about as painless as construction projects can be. The carpenters were great guys and their craftsmanship is fabulous. I was regularly updated on the progress of the project, there were no unexpected expenditures, and everything was done in a reasonable timeframe (we had some weather delays). Looking forward to the next project with JOMA.

We hired JOMA for an extensive renovation on a 67-year old house that we purchased from the original owner. Major inside work JOMA did included a complete kitchen renovation, removal of the walls and stairs between the kitchen and dining room, construction of a new staircase in another part of the house, a complete bathroom renovation, installation of all new windows, and seamlessly merged old hardwood floors with new. In addition they installed a shed-style roof on the back of the house and finished the attic space into a master suite with bath and a laundry room. Outside, the old carport and asphalt driveway were replaced with a large parking pad/patio and a two-bay carport with an attached workshop.
As important to the work you could see being done inside and out was the work you couldn’t see – JOMA helped to identify and addressed multiple issues regarding pest and water damage under the house as well as extensive re-grading around the house to prevent future drainage problems.
After our initial few meetings, John was able to take some very vague ideas of what we wanted to accomplish and create a design that was even better than what we had envisioned, all while staying true to the age and character of the house. He listened carefully to our wants and concerns and provided thoughtful and innovative ideas to address them. He and all of his crew are exceptionally talented craftspeople with the ability to see challenges and problems as opportunities for creative and aesthetic solutions. The subs JOMA used for our project were also talented in their specialties and easy to communicate and work with.
The personal and web-based communication JOMA provided throughout the 4 month project kept us informed through every phase of the project and helped to keep the project on schedule and on budget. Everyone we interacted with at JOMA (John, crew and office staff) were pleasant, helpful and patient with these first-time renovators. We wholeheartedly recommend JOMA for any project, large or small, and look forward to working with them again on future projects.

JOMA worked on repairing water damage we had to our home from a long-term leak in a tile shower. JOMA was quick to respond to my need with an inspection, showed up on time to do the work, and worked efficiently to perform the extensive repairs. They were easy to work with, responsive to questions, and considerate of the needs of the household in performing and cleaning up after their work. They were also very communicative during the process, keeping me updated on what to expect. I highly recommend JOMA Construction based on my experience with them.

We worked with JOMA last summer (June-August 2013) to completely remodel one bath and to add another bath to our 1930s home. It was an excellent experience. From the initial discussions and bid, it was clear that John was easy to communicate with and willing to carefully listen to our wants and needs. He was so helpful with design decisions and thought creatively about the best way to use and improve our space. When any questions or issues arose they were quick to respond and were always accommodating. The JOMA crew are delightful and easy to have in your home (we lived here through the renovations). Our baths get rave reviews from everyone who sees them! I would offer JOMA my highest recommendation. I am also recommending them to friends considering any remodeling projects and we plan to have them back for additional work.

John and his crew did a great job renovating a kitchen and living room in my house. The results were great - he completely transformed the space into what is now a beautiful, open, contemporary living area. It has been over 2 years since the work was completed, and everything still looks and works like brand new. I have highly recommended JOMA to many people and will continue to do so.

We hired Joma Construction to remodel our master bathroom. It was our first big project and Joma was very helpful guiding us throughout the construction process. We are extremely pleased with the quality and details of our new remodeled master bathroom and would recommend Joma Construction for your next project!
