If you do not have money for a new home upfront, 1st. you have to get a construction loan (high interest in the last months), then after home is built a permanent loan. It took them 10 months to build because their contractors were not dependable or had personal commitments. So in essence, you are paying closing cost, etc. twice. The builder not follow instructions or install items agreed upon in contract. I specified a Lennox and they installed a different brand claiming parts / service would be difficult to aquire? They charged more than expected for brick exterior vs hardi-panel instead of adjusting the price difference. The carpets installed by sub-contractor (via Alexanders Carpet One) developed lumps / bulges right after 1st year. Also issues with stains on the plank flooring with stains when installed taht could not be removed. They installed the kitchen island to close to the counters so installing the fridge required removing its door. Rear exterior door of the house was installed lopsided so instead of fixing, they just raised the door trim on one side so not to look to lopsided. It often sticks. Their subcontractor did not calculate AC system correctly, which I calculated and informed them, so the vents installed were not adequate and the air is not distributed correctly. No exhaust vent or floor drain installed in the laundry room. Pocket door to laundry room caused wall to crack where closing. Roof had 4'x4' 2-3" dip between house and garage and they said there was nothing wrong (i.e. refused to fix). Etc. etc.

My first experience with Coleson homes was fantastic, so much so that when we decided to build again there was no way we were using anyone else. From start to finish, you get what you want. They will guide you through the whole process of home building and have design experts ready and willing to help with those all important selection choices. The pricing they give at contract is the price you pay unless you make changes along the way.

If you decide to use Coleson Homes you’ll want to make sure you do these 3 things: 1. Double check and compare ALL your invoices! Look for duplicate billing for material and labor as well as labor that wasn’t done or needed (like being charged the wiring of a dishwasher, disposal and built-in microwave that you don’t have), things THEY messed up on and charge to correct it and material not used on your project but charged to you, as well as ordering more than the standard 10% material (like 40% more) in order to charge you extra. 2.Put up security cameras! 3.Get all the work inspected! Look for electrician taking shortcuts of too small of an electrical box and putting 3-4 wires in per breaker which “can cause loose connections, arcing, and potentially a fire”, 220V wires put into a regular breaker instead of a 220V breaker, PVC glue not used on the plumbing, water heater wired to only 2 heating elements instead of all 4 making it extremely inefficient, HVAC using indoor conduit on the exterior units, using 40 amp breaker instead of the maximum 20 amp, which can “result in the unit burning up instead of shutting off when it gets too hot.” Why did Coleson Homes not catch any of this? Makes you wonder how much they really know about the construction business, if anything!
