This spacious laundry room is conveniently tucked away behind the kitchen. Location and layout were specifically designed to provide high function and access while "hiding" the laundry room so you almost don't even know it's there. Design solutions focused on capturing the use of natural light in the room and capitalizing on the great view to the garden. Slate tiles run through this area and the mud room adjacent so that the dogs can have a space to shake off just inside the door from the dog run. The white cabinetry is understated full overlay with a recessed panel while the interior doors have a rich big bolection molding creating a quality feel with an understated beach vibe. One of my favorite details here is the window surround and the integration into the cabinetry and tile backsplash. We used 1x4 trim around the window , but accented it with a Cambria backsplash. The crown from the cabinetry finishes off the top of the 1x trim to the inside corner of the wall and provides a termination point for the backsplash tile on both sides of the window. Eye-Land: Named for the expansive white oak savanna views, this beautiful 5,200-square foot family home offers seamless indoor/outdoor living with five bedrooms and three baths, and space for two more bedrooms and a bathroom. The site posed unique design challenges. The home was ultimately nestled into the hillside, instead of placed on top of the hill, so that it didn’t dominate the dramatic landscape. The openness of the savanna exposes all sides of the house to the public, which required creative use of form and materials. The home’s one-and-a-half story form pays tribute to the site’s farming history. The simplicity of the gable roof puts a modern edge on a traditional form, and the exterior color palette is limited to black tones to strike a stunning contrast to the golden savanna. The main public spaces have oversized south-facing windows and easy access to an outdoor terrace with views overlooking a protected wetland. The connection to the land is further strengthened by strategically placed windows that allow for views from the kitchen to the driveway and auto court to see visitors approach and children play. There is a formal living room adjacent to the front entry for entertaining and a separate family room that opens to the kitchen for immediate family to gather before and after mealtime.

A unique feature of this 1929 pre-war apartment is washer and vented dryer in the kitchen. While a welcome asset in such a compact old kitchen, we had to move the door entrance to accommodate a full sized unit. This required shrinking the cabinets directly across from it for adequate passage. We concealed the unit in the beautiful matching custom cabinetry so that it essentially disappears. In addition, we added the required electrical bridge for future upgrade from the service entrance to the breaker panel, which is hidden above the crown.

Located high on a hill overlooking Brisbane city, the View House is a ambitious and bold extension to a pre-war cottage. Barely visible from the street, the extension captures the spectacular view from all three levels and in parts, from the cottage itself. A new mud room entrance was created from an old jalousies porch. It features a new powder room and Washer and Dryer. The sliding pocket door from the Mud Room into the house was an existing stain glass door from the original home that was repurposed.
