A complete two bath & kitchen renovation in a condo. Client wanted a larger kitchen area and better layout for bathrooms. We removed a wall near the entrance and extended the kitchen with additional cabinetry and storage area. Laundry room was reduced to accommodate the larger kitchen. The shared and primary bathrooms were gutted and fully remodeled as well. Enlarged shower enclosure in shared bath for more space. Layout of primary bathroom was changed for better accessibility and flow in the area. Vanity and shower was relocated to create a more spacious and inviting environment. Client didn’t like the current floors, we replaced it with luxury vinyl planks for durability.

Great lighting ties this glamorous modern open kitchen renovation together starring an eat-in kitchen island that seats three, stainless steel appliances, porcelain floor tile, quartz countertops, a glass tile mosaic backsplash, and our custom Shaker style island and cabinets in a white satin finish. In order to light the island elegantly, we created a soffit to run pendants below the beam.

What were you looking for in your remodel? We were looking to completely redo the space. We knew we needed a new layout to accommodate the need for more storage, but also to update the extremely outdated cabinets, flooring, etc. to bring it out of 1960 and into 2020. 2. What do you love most about your remodel? I obviously love that everything is brand new. My favorite physical feature is definitely the new backsplash and countertops that we chose! I also have never had soft close drawers so those are spectacular! 3. What was your main concern when deciding on a remodeling company? We really just didn’t want it to take a long time! We were at home during the whole thing because of the pandemic, so it was not realistic to live without a kitchen for months. 4. What made you choose O’Hanlon Kitchens? Would you recommend O’Hanlon Kitchens? Tracy was a great designer, and we ultimately went with O’Hanlon because she discovered some details about the kitchen and it’s functional space that others overlooked and even we didn’t notice. A badly level ceiling, solid brick walls, and leftover architectural features that no longer made sense. That is what stood between Michael and Craig and their beautiful kitchen. The kitchen in this 1899 Lancaster City row home was barely functional. So after creating a plan together that maximized the space while staying in the budget, the work began. The entire room was completely gutted... including an 18” brick wall which opened up the corner to make room for more counter space and cabinets. Gutting the room also allowed us to level the ceiling to give a perfect finish to the top of the cabinets. It was amazing to see the kitchen come together. Soft maple cabinets painted with the Simply White finish. The doors were in the flat panel style with a 1/2” overlay. Lina Pearl granite countertops with a Marazzi Midpark Mosaics glazed porcelain backsplash in Shadow with Alabaster grout. Coretec Plus was used for the flooring in the Whittier Oak color. Most of the appliances were purchased from Martin's Appliances – including the stainless steel Elica stove hood.

This Passover kitchen was designed as a secondary space for cooking. The design includes Moroccan-inspired motifs on the ceramic backsplash and ties seamlessly with the black iron light fixture. Since the kitchen is used one week to a month per year, and to keep the project budget-friendly, we opted for laminate countertops with a concrete look as an alternative to stone. The 33-inch drop-in stainless steel sink is thoughtfully located by the only window with a view of the lovely backyard. Because the space is small and closed in, LED undercabinet lighting was essential to making the surface space practical for basic tasks.

For this kitchen, designed by Peter Bittner, the client had a very clear idea of what she wanted right from the start. She did her research. The mother of a fast growing, young family, she wanted something as efficient as it was beautiful – on the simple, yet elegant side. Her requests were straightforward: white and light grey Bilotta cabinetry in a transitional style so as not to compete with the detailing inside her 1950s Tudor-style home; a heated tile floor (By Rye Ridge Tile); stainless appliances; white subway tile backsplash by Walker Zanger (again to keep it clean and not compete with its surroundings); and seating at the island for snacks and homework. The “pop” suggested by Peter was done through the satin brass hardware and lighting fixtures. The real challenge with this space was to fit as much as possible into the existing footprint which was overall on the smaller side. The solution was eliminating a doorway (with a swinging door that opened into the kitchen) and stairs from the kitchen to the basement. By moving the stairs and doorway, the usable space increased considerably. The typical working triangle became the focus for one side of the kitchen and the island overhang and seating became available on the other side. Tiny galley kitchen update. We raised the kitchen window to accommodate cabinets along the window wall. Opened the doorway to the kitchen as much as possible (to 54") so it doesn't feel as enclosed. Added a pantry, broom closet, and under cabinet heat. Shaker cabinets: gray bases and white uppers keep it light and bright. With the hight ceilings we were able to add glass front cabinets with light above the uppers. A farm sink, polished nickel fixtures, pot filler, custom pot rack, and contemporary tile still keep the classic style of a 1902 home.

Sleek, light and bright. A shortage of square footage did not affect the client’s vision for this new downtown kitchen. In a small condo, the function and layout are the priority for this understated, contemporary kitchen. Bright white and stainless steel reflect the light. Dark woods ground the space and the high style dramatic counter-top with a waterfall edge are the focal point for this cuisine friendly contemporary urban space.
