Our clients wanted to increase the size of their kitchen, which was small, in comparison to the overall size of the home. They wanted a more open livable space for the family to be able to hang out downstairs. They wanted to remove the walls downstairs in the front formal living and den making them a new large den/entering room. They also wanted to remove the powder and laundry room from the center of the kitchen, giving them more functional space in the kitchen that was completely opened up to their den. The addition was planned to be one story with a bedroom/game room (flex space), laundry room, bathroom (to serve as the on-suite to the bedroom and pool bath), and storage closet. They also wanted a larger sliding door leading out to the pool. We demoed the entire kitchen, including the laundry room and powder bath that were in the center! The wall between the den and formal living was removed, completely opening up that space to the entry of the house. A small space was separated out from the main den area, creating a flex space for them to become a home office, sitting area, or reading nook. A beautiful fireplace was added, surrounded with slate ledger, flanked with built-in bookcases creating a focal point to the den. Behind this main open living area, is the addition. When the addition is not being utilized as a guest room, it serves as a game room for their two young boys. There is a large closet in there great for toys or additional storage. A full bath was added, which is connected to the bedroom, but also opens to the hallway so that it can be used for the pool bath. The new laundry room is a dream come true! Not only does it have room for cabinets, but it also has space for a much-needed extra refrigerator. There is also a closet inside the laundry room for additional storage. This first-floor addition has greatly enhanced the functionality of this family’s daily lives. Previously, there was essentially only one small space for them to hang out downstairs, making it impossible for more than one conversation to be had. Now, the kids can be playing air hockey, video games, or roughhousing in the game room, while the adults can be enjoying TV in the den or cooking in the kitchen, without interruption! While living through a remodel might not be easy, the outcome definitely outweighs the struggles throughout the process.

A badly level ceiling, solid brick walls, and leftover architectural features that no longer made sense. That is what stood between Michael and Craig and their beautiful kitchen. The kitchen in this 1899 Lancaster City row home was barely functional. So after creating a plan together that maximized the space while staying in the budget, the work began. The entire room was completely gutted... including an 18” brick wall which opened up the corner to make room for more counter space and cabinets. Gutting the room also allowed us to level the ceiling to give a perfect finish to the top of the cabinets. It was amazing to see the kitchen come together. Soft maple cabinets painted with the Simply White finish. The doors were in the flat panel style with a 1/2” overlay. Lina Pearl granite countertops with a Marazzi Midpark Mosaics glazed porcelain backsplash in Shadow with Alabaster grout. Coretec Plus was used for the flooring in the Whittier Oak color. Most of the appliances were purchased from Martin's Appliances – including the stainless steel Elica stove hood.

The island houses an extra-wide under-counter wine fridge with dual cooling zones. The pantry was originally where the fridge is, and during the design phase we explored options of swapping locations to create a more functional work triangle.

In this two-toned kitchen, Waypoint 410F Maple Latte finish was installed on the island and surround cabinets and the coffee bar is 410F in Painted Linen finish accented with contemporary metal pulls and knobs. The countertop is 3cm Calacatta Lavasa quartz countertop. The backsplash is Emser Euphoria Arrow 3 x 12 ceramic tile in Ore color. A wide linear 4-light pendant was installed over the sink. A Karran quartz composite sink in white, Delta Coranto pullout faucet in venetian bronze was installed. The flooring is Homecrest Cascade Luxury vinyl planks in Bedford color.

A 20-year old builder kitchen that desperately needed an update. That is why the Louds called us. A few years previously, we had completed a finished basement project for them that you can view here: https://www.allrd.com/project/loud-basement/ To connect the kitchen a little more with the dining room, we opened the doorway as wide and high as we could. One special feature of the kitchen is the beverage pantry. It was something the homeowner had seen online and wanted to make practical. Because pull outdoors would have been in the way, we went with slide-in, fold-out doors like what you would see in an entertainment center. The other unique feature of the kitchen is the center island. The blue was chosen to match the color theme of the connecting living room. The solid wood countertop is a striking centerpiece that steals the show. The cooktop was moved to the island, but because the homeowner did not want a bulky range hood hanging from the ceiling, we had to get creative with a downdraft range vent and a fan mounted on the outside of the house to pull the air out. Another interesting aspect to the cooktop is that we had originally recommended an induction cooktop instead of regular electric cooktop. The reason being that an induction cooktop cools instantly the moment the pot is removed whereas an electric cooktop stays hot but with no visual cue to warn you. The homeowner initially decided to go with the less expensive electric cooktop. But, before we had even finished construction, one of the family members slid their hand over the cooktop while walking by just after a pan had been removed and got burned. Immediately the homeowner requested we install the induction cooktop instead. In this kitchen, Waypoint 650F door style in Painted Linen Finish with Eternia 3cm Ancaster quartz countertops accented with Top Knobs Lydia pull in Flat Black finish. The tile on the backsplash is 3x6 Anatolia Marlow with Tide Glossy finish. Also installed is an Elkay Crosstown Stainless Steel single bowl sink with colander, cutting board, drying rack and drain and a Moen Align pullout faucet in Matte Black finish. The flooring is Adura Rigid Sausalito LVT 6x48 plant in Bay Breeze for the kitchen and entry step.

This basement suite was completely reconfigured, creating a bright 2 bedroom space. We created the new floor plan and solved many building and design challenges during this full renovation. As this suite is intended for rental we used inexpensive materials in interesting ways to save the homeowner expense but still create an interesting and functional space.
