The Institute for Advanced Study is building a new community of 16 faculty residences on a site that looks out on the Princeton Battlefield Park. The new residences continue the Institute’s historic commitment to modern architecture.

The Kapalua Bay ocean front Bay Villas are sought after by many. They are large units up to four bedrooms and 3.5 baths. This is a plantation tropical mixed Asian and west indies style. Local artists showing the Hawaiian culture and many natural materials to enhance the local experience of this magical place.

The client wanted to completely strip the property back to the original structure and reconfigure the layout. This included taking all walls back to brickwork, removal of second floor mansard extension, removal of all internal walls and ceilings. Beautiful French inspired home in the heart of Lincoln Park Chicago. Rising amidst the grand homes of North Howe Street, this stately house has more than 6,600 SF. In total, the home has seven bedrooms, six full bathrooms and three powder rooms. Designed with an extra-wide floor plan (21'-2"), achieved through side-yard relief, and an attached garage achieved through rear-yard relief, it is a truly unique home in a truly stunning environment. The centerpiece of the home is its dramatic, 11-foot-diameter circular stair that ascends four floors from the lower level to the roof decks where panoramic windows (and views) infuse the staircase and lower levels with natural light. A new treatment for the front boundary wall marks the beginning of an itinerary through the house punctuated by a sequence of interventions that albeit modest, have an impact greater than their scope. The pairing of corten steel and teak slats is used for the design of the bespoke bike storage incorporating the entrance gate and bespoke planters to revive the monotonous streetscape.

The property had been extensively 'chopped and changed' over the years, including various 1970s accretions. The opportunity therefore existed, planning permitting, for a complete internal rebuild. This was grasped to the full, and only the front facade and roof now remain of the original. Photography: Rachael Smith
