The Tranquility Residence is a mid-century modern home perched amongst the trees in the hills of Suffern, New York. After the homeowners purchased the home in the Spring of 2021, they engaged TEROTTI to reimagine the primary and tertiary bathrooms. The peaceful and subtle material textures of the primary bathroom are rich with depth and balance, providing a calming and tranquil space for daily routines. The terra cotta floor tile in the tertiary bathroom is a nod to the history of the home while the shower walls provide a refined yet playful texture to the room.

This 6,000sf luxurious custom new construction 5-bedroom, 4-bath home combines elements of open-concept design with traditional, formal spaces, as well. Tall windows, large openings to the back yard, and clear views from room to room are abundant throughout. The 2-story entry boasts a gently curving stair, and a full view through openings to the glass-clad family room. The back stair is continuous from the basement to the finished 3rd floor / attic recreation room. The interior is finished with the finest materials and detailing, with crown molding, coffered, tray and barrel vault ceilings, chair rail, arched openings, rounded corners, built-in niches and coves, wide halls, and 12' first floor ceilings with 10' second floor ceilings. It sits at the end of a cul-de-sac in a wooded neighborhood, surrounded by old growth trees. The homeowners, who hail from Texas, believe that bigger is better, and this house was built to match their dreams. The brick - with stone and cast concrete accent elements - runs the full 3-stories of the home, on all sides. A paver driveway and covered patio are included, along with paver retaining wall carved into the hill, creating a secluded back yard play space for their young children. Without changing the master bath footprint, the size of the room felt more spacious by removing the soffit above the existing vanity. The dated cabinets were replaced with custom new cabinets made from walnut with front slab drawers and finished in a deep rich stain. A custom makeup vanity was added to the space and finished in the same beautiful color— complete with a flip-top mirror, electrical outlets, and built-in lighting. Cambria Quartz countertops, modern fixtures, wood-wrapped mirrors, perfectly placed contemporary sconces and a large porcelain tile backsplash complete the look. Last but not least, the spa-inspired shower was designed with tile, Kohler Devonshire & Purist shower fixtures, dual shower niches, and a built-in shower seat. In addition, the old carpet was removed and replaced with Amalfi 12’x24′ stone tile in a ‘Bianco Scala’ color.

The master bath in this Franklin Estate home was original to the early ’90s and ready for a complete gut and makeover. The layout worked well for both husband and wife, but they were ready for new high-end amenities. Adding a fully programmable heated floor, custom cabinetry topped with gorgeous quartz, and a completely custom remote-controlled electrical system were just a few of the luxuries. The new spa shower with rain head and handheld Hansgrohe fixtures are perfect for a quick morning wakeup or end-of-the-day relaxing soak. A must-have for “her” was the Kohler Sunstruck oval freestanding heated bubble massage air bath, that replaced the old clunky built-in corner tub. A must-have for “him” was the Toto Neorest with Actilight technology. This toilet is truly a revolutionary innovation at the peak of luxury. This intelligent toilet uses an integrated UV light and special glaze to break down dirt and grime in the bowl and rinses it clean with ewater+. The solid surface shower surround and built-n bench make for a serene and low maintenance bathroom. The hand-held shower and grab bar toiletry shelf make for ergonoic bathing when one has had a long day. Another grab bar is located just inside the shower door for easy transfer to the built-in bench. The shutters are a wood grain vinyl with stainless hinges. The window frame is entirely wrapped in solid surface.

トランジショナルスタイルの浴室リフォームのデザイン、レイアウト、費用

浴室リフォームの技法には大きく分けて「在来工法」と「ユニットバス (システムバス)」の2通りがあります。

在来工法：「在来工法」とは、壁、床、窓枠、浴槽などを実際の現場で左官、大工、タイル職人等が作り上げていく技法で、浴室の大きさや形に合わせて自由にレイアウトをデザインできたり、趣のあるタイルで壁を演出することができたりといった点が利点と言えます。昔ながらのこの技法には、費用が高い、工期が長い、年数が経つと水漏れの心配がある、などの注意点があります。
ユニットバス（システムバス）：比較的新しいこの技法は、予め工場で生産されたパーツ (壁、バスタブ、シャワーユニットなど) を現場で組み立てていく技法で、防水性、断熱性に優れ、工期を短縮できるだけでなく、費用も大幅に抑えることができます。在来工法と比べると、デザインやレイアウトの自由度が低い点が欠点としてあげられます。

浴室にプラスアルファでお風呂タイムをもっと楽しく

介護が必要な方には、浴室に浴槽手すりやシャワーチェア、すべり止めマットなどの安全グッズを使って、癒やしの時間を安全にゆっくりと楽しんでもらいましょう。浴室に床暖房を取り入れると、冬場のあのヒンヤリ感がなくなり、ヒートショックの防止に効果が期待できます。大粒のお湯が頭上から降り注ぐように全身を包み込むレインシャワー水栓は、効率的に身体を温めてくれます。また最近では、浴室テレビを装備して、あたたかいお湯に浸かりながらテレビ番組や映画を楽しむ方も増えています。ライフスタイルにあわせて、浴室をカスタマイズしてみてはいかがでしょうか？

ホテルライクなバスルームに誰しもが憧れたことがあるでしょう。すっきりとした収納、余計なものやプライベート感がない、トイレとバスが一緒の三点ユニットでも清潔感があるのがホテルのバスルームの特徴です。このようなシンプルな印象のバスルームにするコツは、収納をできるかぎり1カ所にまとめるということです。タオルや着替え、トイレットペーパーや洗剤など溢れがち (しかもバスルームに置きがち) な日用品のストックは、必要分だけをコンパクトに整理して、同素材や同系色の収納ボックスやラックにまとめることで、全体を統一感ある印象に見せます。ところで、このようなホテルライクなバスルームはアメリカのバスルームが元になっていますが、アメリカの Houzz サイトの特集記事 (Story) には、“Bathroom 1 1/2” や “Bathroom 3/4” などと表記されているものがあります。これは、バスルームを「バスタブ」、「シャワー」、「トイレ」、「洗面台」の4つ分けて、それぞれ 1/4 と考え、4つすべてある場合は ”Bathroom 1”、それに加えてトイレと洗面台がもう1カ所ずつある場合は “Bathroom 1 1/2”、シャワー、トイレ、洗面台だけでバスタブがない場合は “Bathroom 3/4” のように表現されます。
