A canary yellow glass 'canopy' ceiling which continues down to counter level as a backsplash, acts as a bright yet intimate foil to the adjacent double-height living room. It also houses services including the extractor and perimeter lighting. The hobs are located on one side of the island unit, which provides counter seating for six. Louisa, San Clemente Coastal Modern Architecture The brief for this modern coastal home was to create a place where the clients and their children and their families could gather to enjoy all the beauty of living in Southern California. Maximizing the lot was key to unlocking the potential of this property so the decision was made to excavate the entire property to allow natural light and ventilation to circulate through the lower level of the home. A courtyard with a green wall and olive tree act as the lung for the building as the coastal breeze brings fresh air in and circulates out the old through the courtyard. The concept for the home was to be living on a deck, so the large expanse of glass doors fold away to allow a seamless connection between the indoor and outdoors and feeling of being out on the deck is felt on the interior. A huge cantilevered beam in the roof allows for corner to completely disappear as the home looks to a beautiful ocean view and Dana Point harbor in the distance. All of the spaces throughout the home have a connection to the outdoors and this creates a light, bright and healthy environment. Passive design principles were employed to ensure the building is as energy efficient as possible. Solar panels keep the building off the grid and and deep overhangs help in reducing the solar heat gains of the building. Ultimately this home has become a place that the families can all enjoy together as the grand kids create those memories of spending time at the beach. Images and Video by Aandid Media.

An all-white high gloss modern kitchen accented with a bold splash of orange. Stacked lift-up upper cabinets flanking the range offers ample storage. The top door is a handle-less, electronically-operated system to easily open and close the lift-up. The bottom door is a manual system.

The star in this space is the view, so a subtle, clean-line approach was the perfect kitchen design for this client. The spacious island invites guests and cooks alike. The inclusion of a handy 'home admin' area is a great addition for clients with busy work/home commitments. The combined laundry and butler's pantry is a much used area by these clients, who like to entertain on a regular basis. Plenty of storage adds to the functionality of the space. The TV Unit was a must have, as it enables perfect use of space, and placement of components, such as the TV and fireplace. The small bathroom was cleverly designed to make it appear as spacious as possible. A subtle colour palette was a clear choice.

We completely gut renovated this pre-war Tribeca apartment but kept some of it's charm and history in tact! The building, which was built in the early 1900's, was home to different executive office operations and the original hallways had a beautiful and intricate mosaic floor pattern. To that point we decided to preserve the existing mosaic flooring and incorporate it into the new design. The open concept kitchen with cantilevered dining table top keeps the area feeling light and bright, casual and not stuffy.
