Our client purchased a group of derelict workshops in a cul-de-sac in Kennington. The site was purchased with planning permission to create 6 residential townhouses overlooking a communal courtyard. Granit was appointed to discharge a number of planning conditions and to prepare a builder’s works package for the contractor. In addition to this, Granit was able to add value to the development by reconfiguring the scheme under non-material amendment. The basements were extended beneath the entire courtyard increasing the overall GIA by over 50sqm. This required the clever integration of a water attenuation system within courtyard to accommodate 12 cubic metres of rainwater. The surface treatment of both the elevations and courtyard were also addressed and decorative brickwork introduced to unify and improve the overall aesthetics of the scheme as a whole. Internally, the units themselves were also re-configured. This allowed for the creation of large vaulted open plan living/dining area on the 1st floor.

Project Overview: This intensively-designed small project by MQ Architecture expanded on a functional outbuilding to make something beautiful, matching the fantastic wooded location directly across the Hudson River from West Point. From MQ Architecture: “This project entitled a surgical demolition of an existing shed and the erection of a small ancillary building. The old structure housed the electrical and communications utilities of a large compound, and the new project had to preserve the location and function of all this equipment, therefore some walls and floor levels are set from the beginning. The program required two different type of users, therefore we decided to split the building in two, allowing for a separate circulation for each group. The upper piece houses the electrical room and the team quarters, while the lower portion holds two individual restrooms for visitors. The project sits in the middle of the forest therefore we chose charred wood to make it blend with the surrounding nature. On the other hand, the polycarbonate façade brings natural light and privacy to the interior. This black stained timber box was designed as an extension to an existing pebble dash dwelling in Harrow. The house is in a conservation area and our proposal compliments the existing dwelling through a contrasting but neutral dark finish. The planning department responded well to our approach which took inspiration from the highly wooded gardens surrounding the dwelling. The dark and textured stained larch provides a sensitive addition to the saturated pebble dash and provides the contemporary addition the client was seeking. Hit and miss timber cladding breaks the black planes and provides solar shading to the South Facing glass, as well as enhanced privacy levels. The interior was completely refurbished as part of the works to create a completely open plan arrangement at ground floor level. A 2 metre wide sliding wall was included to offer separation between the living room and the open plan kitchen if so desired. Darryl Snow Photography

Repair work to the rotten and decaying window's woodwork. Specialist carpentry tools, epoxy resin, and hardwood were used to restore those windows. Painting and decorating from stabilizers, primers to the topcoat in gloss finish was made by hand-painted skill.
