This prefabricated 1,800 square foot Certified Passive House is designed and built by The Artisans Group, located in the rugged central highlands of Shaw Island, in the San Juan Islands. It is the first Certified Passive House in the San Juans, and the fourth in Washington State. The home was built for $330 per square foot, while construction costs for residential projects in the San Juan market often exceed $600 per square foot. Passive House measures did not increase this projects’ cost of construction. The clients are retired teachers, and desired a low-maintenance, cost-effective, energy-efficient house in which they could age in place; a restful shelter from clutter, stress and over-stimulation. The circular floor plan centers on the prefabricated pod. Radiating from the pod, cabinetry and a minimum of walls defines functions, with a series of sliding and concealable doors providing flexible privacy to the peripheral spaces. The interior palette consists of wind fallen light maple floors, locally made FSC certified cabinets, stainless steel hardware and neutral tiles in black, gray and white. The exterior materials are painted concrete fiberboard lap siding, Ipe wood slats and galvanized metal. The home sits in stunning contrast to its natural environment with no formal landscaping. In this home our solution was to employ a two-level strategic geometric design with a specifically engineered cantilevered roof that provides essential amenity but serves to accentuate the façade. Whilst the best solution for this home was to demolish and build brand new, this is not always the case. At Empire we have extensive experience is working with clients in renovating their existing home and transforming it into their dream home. This home was strategically positioned to maximise available views, northern exposure and natural light into the residence. Energy Efficiency has been considered for the end user by introduction of double-glazed windows, Velux roof window, insulated roof panels, ceiling and wall insulation, solar panels and even comes with a 3Ph electric car charge point in the opulently tiled garage. Architektonisches Highlight aus triftigen Unter-Gründen Die eindrucksvolle Architektur dieses schlicht, aber kunstvoll terrassierten Bauhaus-Bungalows sticht sofort ins Auge. Mindestens ebenso interessant ist das, was man nicht sieht. Jedenfalls für Bauherren und jene, die es noch werden wollen – und an einer wirtschaftlich sowie technisch einwandfreien Umsetzung ihres Projekts interessiert sind. Kurzer Blick zurück: Bevor der Bauherr HGK beauftragte, war die individuelle Planung durch den Architekten Matthias Mecklenburg bereits in trockenen Tüchern. Uns kam die Aufgabe zu, schnell und zuverlässig den Hausbau umzusetzen – in wirtschaftlicher wie technischer Hinsicht. Das erwies sich als höchst anspruchsvoll, da die Bodenverhältnisse am Kanal überaus schwierig waren. Eine Pfahlgründung war ebenso notwendig wie eine sogenannte „Weiße Wanne“,eine wasserundurchlässige Stahlbetonkonstruktion im Untergrund. HGK koordinierte die nötigen Arbeiten kostensicher und einwandfrei. Mehr noch: Dank sorgfältiger Planung gelang es uns auch, trotz schwierigen Untergrunds einen ganzen Wellnessbereich im Souterrain mit eigenem Ausgang zum Garten zu realisieren.

This contemporary small but spacious home has mixed stone and stucco siding and a metal roof. It rests at 2000 square feet and provides many windows for views and natural lighting, all of which are energy efficient with two-color frames (black exterior and white interior). There are wood floors throughout the house and wood beam accents inside. Xeriscape landscaping, large rear porch and fire pit are essential for outdoor living along with the aesthetic steal beam accents on both the rear and front porch. Inside the home is equipped with a large walk in closet, energy star appliances and quartz countertops.
