Complete remodel and addition of 1000sq Tudor home in Altadena

An original 1930’s English Tudor with only 2 bedrooms and 1 bath spanning about 1730 sq.ft. was purchased by a family with 2 amazing young kids, we saw the potential of this property to become a wonderful nest for the family to grow. The plan was to reach a 2550 sq. ft. home with 4 bedroom and 4 baths spanning over 2 stories. With continuation of the exiting architectural style of the existing home. A large 1000sq. ft. addition was constructed at the back portion of the house to include the expended master bedroom and a second-floor guest suite with a large observation balcony overlooking the mountains of Angeles Forest. An L shape staircase leading to the upstairs creates a moment of modern art with an all white walls and ceilings of this vaulted space act as a picture frame for a tall window facing the northern mountains almost as a live landscape painting that changes throughout the different times of day. Tall high sloped roof created an amazing, vaulted space in the guest suite with 4 uniquely designed windows extruding out with separate gable roof above. The downstairs bedroom boasts 9’ ceilings, extremely tall windows to enjoy the greenery of the backyard, vertical wood paneling on the walls add a warmth that is not seen very often in today’s new build. The master bathroom has a showcase 42sq. walk-in shower with its own private south facing window to illuminate the space with natural morning light. A larger format wood siding was using for the vanity backsplash wall and a private water closet for privacy. In the interior reconfiguration and remodel portion of the project the area serving as a family room was transformed to an additional bedroom with a private bath, a laundry room and hallway. The old bathroom was divided with a wall and a pocket door into a powder room the leads to a tub room. The biggest change was the kitchen area, as befitting to the 1930’s the dining room, kitchen, utility room and laundry room were all compartmentalized and enclosed. We eliminated all these partitions and walls to create a large open kitchen area that is completely open to the vaulted dining room. This way the natural light the washes the kitchen in the morning and the rays of sun that hit the dining room in the afternoon can be shared by the two areas. The opening to the living room remained only at 8’ to keep a division of space.

Honoring the craftsman home but adding an asian feel was the goal of this remodel. The bathroom was designed for 3 boys growing up not their teen years. We wanted something cool and fun, that they can grow into and feel good getting ready in the morning. We removed an exiting walking closet and shifted the shower down a few feet to make room this custom cherry wood built in cabinet. The door, window and baseboards are all made of cherry and have a simple detail that coordinates beautifully with the simple details of this craftsman home. The variation in the green tile is a great combo with the natural red tones of the cherry wood. By adding the black and white matte finish tile, it gave the space a pop of color it much needed to keep it fun and lively. A custom oxblood faux leather mirror will be added to the project along with a lime wash wall paint to complete the original design scheme.

The combination of all three give a striking white, blue and black design that will inspire and show that you can use pattern and texture in small spaces. A twenty four inch wall mounted shower seat can be lifted and secured when in use and tucked away to allow access out of the shower.

So, let’s talk powder room, shall we? The powder room at #flipmagnolia was a new addition to the house. Before renovations took place, the powder room was a pantry. This house is about 1,300 square feet. So a large pantry didn’t fit within our design plan. Instead, we decided to eliminate the pantry and transform it into a much-needed powder room. And the end result was amazing!

DOWNLOAD NOW This charming little attic bath was an infrequently used guest bath located on the 3rd floor right above the master bath that we were also remodeling. The beautiful original leaded glass windows open to a view of the park and small lake across the street. A vintage claw foot tub sat directly below the window. This is where the charm ended though as everything was sorely in need of updating. From the pieced-together wall cladding to the exposed electrical wiring and old galvanized plumbing, it was in definite need of a gut job. Plus the hardwood flooring leaked into the bathroom below which was priority one to fix. Once we gutted the space, we got to rebuilding the room. We wanted to keep the cottage-y charm, so we started with simple white herringbone marble tile on the floor and clad all the walls with soft white shiplap paneling. A new clawfoot tub/shower under the original window was added. Next, to allow for a larger vanity with more storage, we moved the toilet over and eliminated a mish mash of storage pieces. We discovered that with separate hot/cold supplies that were the only thing available for a claw foot tub with a shower kit, building codes require a pressure balance valve to prevent scalding, so we had to install a remote valve. We learn something new on every job! There is a view to the park across the street through the home’s original custom shuttered windows. Can’t you just smell the fresh air? We found a vintage dresser and had it lacquered in high gloss black and converted it into a vanity. The clawfoot tub was also painted black. Brass lighting, plumbing and hardware details add warmth to the room, which feels right at home in the attic of this traditional home. We love how the combination of traditional and charming come together in this sweet attic guest bath. Truly a room with a view! Kitchen Design Concepts

This bold jack and jill bathroom centers around the color black making a statement piece out of this entire room. Faucets, accessories, and shower fixtures are from Kohler's Purist collection in Matte Black. The commode, also from Kohler, is a One-Piece from the Santa Rosa collection, making it easy to keep clean. Floor tile is White Thassos Honed from Marble Systems. The main wall surround tile and matching pencil liners came from Daltile - their Antico Scuro Honed material. Wall tile is an 8x36 plank-style set in a brick lay. The accent wall in the shower is from Renaissance Tile, as well as teh shower floor and liners. White Thassos is used on the floor, while a White Thassos Cheveron pattern with Sand Dollar strips (mosaic) in White polished covers the accent wall. A clear glass shower entry with black clamps and hardware lets you see the design without sacrifice.
