Award Winning Family Room Addition in Bethesda, MD

The goal for the renovation of this classic Bethesda home, originally built by a prominent Washington-area developer in 1966, was twofold: to create spaces for the family to enjoy together and to provide convenience and accessibility to suit their busy lifestyle. The project included a new addition off the existing kitchen with a family room and second-story roof-top deck, as well as renovating the patio and pergola, and relocating the existing laundry room upstairs. Also, a new family foyer with full bath was created in space captured from the existing garage.

There were several challenges overcome by the contractor. The home was built in the mid-1960’s as the personal residence of a commercial developer using commercial construction methodologies and systems. Tying into a structure that is almost entirely steel and concrete, and bringing it up to current code required a greater level of engineering expertise that was managed successfully by the builder. Additionally, the client’s architect called for a flat roof-top deck, which required significant input from the builder during the design process to ensure that the structure would be waterproof. Finally, the family lived in the home throughout construction, so extra care was taken to minimize the impact on them. The builder set-up a temporary laundry room in the garage and provided a safe path to the rear yard.

Accessed through the existing kitchen, the new family room is a sun-filled space enjoyed by the family for casual meals and evening gatherings. French doors lead to the rear yard and the renovated patio. Now featuring several seating areas and a graceful pergola, the new resort-like backyard is perfect for both family time and entertaining. The sunny roof-top deck offers sweeping views of the rear yard and pool. The family is thrilled with the results of their renovation project.
