Watch out for that ai suggestion of Limelight Hydrangeas. Those will grow to 7'-8' tall. I have a hedge of them. Beautiful, but along my property line, not in my foundation gardens or even in the center front yard. They are also not evergreen as the ai plan seems to indicate.

I asked Google Gemini to repaint the house with Benjamin-Moore Duxbury Gray siding and Puritan Gray trim. Puritan Gray is one shade lighter than Duxbury Gray. I'm not sure that Gemini got the trim correct but you get the idea which, in my opinion is not modern. However it is a house that I can imagine kids riding by on their bicycles and throwing rocks through the windows because they assume the house is haunted.

IMO your house will never be modern and I too like what you have much better than what you think will make it modern. That lovely trim needs to be highlighted and the house needs to be the style it is embraced

I lived in a home built circa 1900 which had interior transom windows over bedroom doors to enhance ventilation. Each consisted of a single pane of glass with no muntins. I suspect the majority of interior transoms installed today (including those installed by my company) are a single pane with applied muntins for purely aesthetic purposes.

Our build was delayed when we found out the electrician planned to install crappy old technology for our recessed lights. The better lights we sourced were back ordered for 4-6 weeks. You hate to stop part of the project when you are in the thick of it, but well worth it when you look back.

My Wilsonart® Wetwall™ installation went very well. Did it myself. A few words muttered that are not in the dictionary but didn't have to break out any bandaids.

There is absolutely nothing about the proposed garage (or commenters examples) that is even a watered down assemblage of Greek Revival elements, it is presented as a watered down Craftsman style (as are the commenters examples).

The house has 3: the gable end eave returns, the entry door trim, and vertical proportions. The corner trim and frieze board are nods to the style.

So the overhead garage door style is moot if that will be the only element, but really there were no garage doors in that era to set a precedent. So if the Greek Revival style is carried to the garage, at that point flat panels would be appropriate to not detract from the surrounding elements. An example of a "flat" overhead door that doesn't detract from the style elements:

Some fancier antique barns have long, one pane high, horizontal windows above the sliding barn doors to let light in to the center section.

Don't want to jinx myself, but it seems I'm able to order their remaining samples of this tile for a clearance price. I'm ordering the equivalent of about 2 extra boxes of what I actually need just to make sure (I'm getting all their last remaining samples of this tile). They are putting together the special order for me. Hopefully 4 boxes of the 6's worth are in good shape, minor scratches aren't a big issue for us. Somewhat relieved on this Monday lol

@chispa ….Your comment reminded me. we had copper ( real copper ) trimmed gates, custom copper mailbox, etc., at our previous home. All were turning that beautiful verdigris (sp? ) when we sold the house. Returned to the home last year, new owners painted over all the copper with a hideous cocoa color. It IS their house now, oh well.

Also, we left a few large Corten steel trough planters that had oxidized beautifully, guess what!?

@K Laurence, I have a house with a near-wrap-around porch with a copper roof that is verdigris green. I posted on Houzz asking for advice on painting it (it was battleship gray at the time). The first poster hated my "green" roof and suggested that the house didn't need painting (it absolutely did need painting) but needed a new roof in a better color. Every subsequent poster, even if they did mention paint color, prefaced their comment with a need for a "better" roof, so recommended colors that didn't go with my roof.

I love my roof, which didn't need to be replaced, was copper and slate, so no way was I going to replace that with a "better" color of asphalt shingles, and even if I wanted to, it wasn't in the budget.

In Chicago, planting spring-blooming bulbs (say a couple sacks of 50 daffodil bulbs) in the fall will give you a good head start on spring. It's a good idea to go through a full year before changing established landscaping. Of course there are exceptions such as pruning branches of trees rubbing against the roof or walls. Boring-looking shrubs can turn into spring-flowering wonders. Big trees can provide graceful shade.

I think any patterned granite will not read scandi modern. If you keep your backsplash light and consider a honed or sueded black granite you will check all your boxes. A solid top - white (corian, quartz) or black like shown looks clean and minimal which is very scandi modern.

She's 69, active. HOW active, because I will state right now that my own sister is 68, I am 74, and we belong to the same gym. She can not bicep curl as much weight as I can, ( 20lbs ) but her squats are to be envied! She cleans homes 5 days a week and climbs stairs like a billy goat. I have 27 stairs up, and down with laundry, she has 31. Four years ago I could crank out 25 man push ups until I ruined a bicep, so I am down to ten.

NEITHER one of us even thinks about ADU! We still have balance, though neither one of us does as much "stupid STUPID" as not holding a railing when lugging a ton down a stair....or wearing sneakers on icy pavement.

Sixty nine today, is still a very active period in life unless already a little or a lot compromised. Most people might consider it a downsized living style opportunity, a one floor type of ease, but are not yet at the grab near the toilet stage, though it's certainly fine to plan ahead with backer board to add those at will.

Nobody has a crystal ball. My own mom at 69, was mowing a gigantic yard, hands and knees trimming the edges. Did a cartwheel for laughs at 71. Ran the house, the checkbook, ALL.

By 74, dementia was setting in and at 83, she died in assisted living, my dad died seven weeks later, following 18 months of living there with her. Broken hearted , broken everything.
