“With an eye for detail and design, Clare was able to look at each room as an opportunity to bring people into the property. The objective was not about decorating the property. The goal was to increase the appeal of the property to a targeted buyer audience. By understanding the needs of the buyers in that market, Clare enhanced the overall experience by creating a more contemporary look to the property for the buyer demographic. The buyers were then able to visualize the property and see the space as it related to their needs. This was achieved by replacing furniture, changing the layout of the rooms, adding lighting, art work & mirrors to better present the rooms. By doing so, the visual flow of the rooms was improved, making the home even more inviting. Therefore, each prospective buyer walked through the property and could see their family living there. Clare enhanced the appeal of the property, allowing me to maximize the price received.”

“We had our Victorian home on the market last year for a little over three months, and never got an offer. We took it off the market for the winter and had some small cosmetic work done to the interior. When we considered putting the house back on the market this Spring, we knew we needed to do more to attract buyers. We searched the internet looking at the jobs various stagers had done in Chicago, and when we stumbled on Irvana's website we knew we had found the perfect match for our needs. We needed modern furniture in the house to compete with other sellers on the market, and we could tell from the photos that the quality of the furnishings she uses is fantastic. Her work truly looks as if someone (with excellent taste) actually lives in the home. Perfect placement for easy circulation, and just the right amount of furniture and objects to make the rooms feel warm and yet large, are a couple qualities of her staging. She also met an extremely tight deadline, preparing the bid, ordering the furniture and installing it all within a week!! And the house was ready for the photographer a day early! She finished on a Thursday, the house was listed on the MLS by Monday, and sold for $10,000 over the asking price three days later! Our realtors were very busy scheduling and showing the house, based on the interest the photos generated, from the minute the listing was posted, and within two hours they had four showing scheduled. The cost was very fair for the quality of the furniture and the job she did, and the quality of both brought us the right buyers. Irvana was incredibly professional and accommodating! She did everything we asked, and more, bringing her own experience to bear and guiding us to make the right decisions. We can not recommend her highly enough!”

ホームステージングとは？


ホームステージングとは、シカゴの既存 (中古) の住宅不動産を売却する際、クリーニングや片付け、インテリアコーディネートを行い、暮らしがイメージできるよう物件をより魅力的に演出するサービスのことです。簡単に言えば、ホームステージングとは既存住宅 (中古住宅) をモデルルーム・モデルハウスにすること。住宅購入の検討において、マンションや一戸建てのモデルルームを訪れる人も多いですが、ホームステージングはその中古住宅版で、いかに購入希望者が 「入居後の素敵な暮らし」をイメージできるかが重要なのです。

既存住宅 (中古住宅) の流通が大半を占める欧米では、不動産の売却時にホームステージングは欠かせないサービスとなっています。一方で、住宅流通の8割を新築物件が占めている日本では、ホームステージングのサービスはまだ始まったばかり。しかし、中古物件の取引が増えている現在、注目のサービスです。
