“Giffin & Crane remodeled the exterior and interior of my 1340 sq. ft., 60 year old Santa Barbara Cottage. Although I had heard of G & C, it became quite clear that their reputation for the highest quality work preceded them. This became evident from day one as I witnessed the positive interaction of G&C employees and sub- contractors. While there certainly were less expensive options I trusted G&C's professionalism and expertise. They had realistic deadlines which they met. They made revisions as necessary, with my approval. I was advised on every step of the way and was never surprised by any budget revisions, particularly since I was the one that approved them. For example, I was not satisfied with the Kitchen as originally planned. G&C gave me several options with specific budgets and time lines to chose from, incorporating things that I had requested. I always felt that my opinion was respected and that in the end the decisions were ultimately mine. Together we created a labor of love and a little jewel that I cannot wait to come home to. In the end, it was evident that I was as important to them as someone else with a project four times the size.”

“We bought out home on 6.5 acres in Santa Ynez Valley because of the location and view, the existing home was another story, Mitch Williams came highly recommended in the valley and he the first contractor I met with. I have been an electrical contractor for 39 years as well involved with high end customs majority of my professional life. After our first meeting there was no hesitation in hiring MWC for our project, I had no other meetings with other contractors. From the beginning to end MWC stayed on point and met all my expectations as a GC. Mitch personally was very involved beyond the blue prints in helping us reach the finished look and feel that my wife and I were looking for all the way through from floors to hardware all the way to the finish line. All of MWC sub contractors were as well professional and knowledgeable and brought to the project the quality and workmanship I expected. 坪単価だけで新築にかかる費用を計算できる？


坪単価がわかれば、ロサンゼルスの家を建てるのにかかる大体の費用がわかると思うかもしれませんが、これは建物の本体価格を、想定される延床面積で割った数値でしかありません。実際は、その地域や敷地の条件などで異なる、別途工事費や諸費用がさらに上乗せさることになります。
別途工事費用とは、水道の引き込みや合併処理浄化槽の設置といった屋外給排水工事費、空調設備費や外構 (庭やガレージ) の工事費、地盤改良費などを指します。これは本体工事費には含まれないため、坪単価だけでは知ることができません。ローンの手数料や税金、地鎮祭、上棟式費用といった諸費用も本体価格には含まれないお金です。
また、同じ延床面積であっても家の形状によって本体価格は変動します。外観に凹凸の多いデザインは、オーソドックスな箱型の家より外壁の面積が大きく、材料費や工事の手間も余計にかかるため、本体価格の上昇により坪単価が高くなるのです。加えて、たとえ同じ外壁面積でも設備機器や内装、外壁、建具などのグレードを変更すれば本体価格も変わるため、坪単価の変動に繋がります。
あくまでその住宅のモデルプランにかかる費用であり、広告などに記載された坪単価から、これから建てる家の費用を正確に計算できるわけではないので注意してください。

坪単価だけでロサンゼルスの住宅メーカーを決めない


前述のように坪単価だけを基準にすると、これに含まれない経費についての情報が抜けてしまいます。天井や床、外壁の仕上げや設備関連機器の有無だけでなく、地盤改良が必要になった場合、追加で数百万円単位の費用がかかることもあります。
坪単価が高いハウスメーカーに大手の会社が多いのは、設備や外構といった付帯工事をあらかじめ含んでいる場合があるためです。また、地盤改良を念入りにしたり、原価の高い建材を使うなどして、より安全性や耐久性に力を入れているケースも多く見受けられます。
逆に、より坪単価の安いハウスメーカーを選んだ結果、キッチンやお風呂、照明などの設備が付いていないといったトラブルが起こるかもしれません。さらに、坪単価が安すぎる場合、断熱効率が悪く光熱費が余計にかかったり、調湿性に問題があってカビが生えやすいなどの問題が発覚することも少なくありません。これらの品質を改善するために追加で費用を投じた結果、かえって費用が嵩んでしまうことも十分に考えられます。
