“I was lucky enough to work with Edwards Building Group to build my first home. At first I chose them for their great price and amazing inclusions; it truely was a lucky day when I saw that flyer. After contacting Carl, Annameika and Nikki, I was ecstatic to be able to work with a dynamic, expert team. The entire process was a breeze. Any questions I asked were answered promptly and professionally, and I felt their passion throughout the journey. It was a stress-free experience where I was able to just feel the excitement when watching my home take form. “We planned a major renovation for our terrace in Paddington and Pat and his team did an excellent job executing the renovation to plan. Working hard to meet tight deadlines (the arrival of a new baby and in-laws) which is always one of the headaches with any major project. The quality of work was excellent and I have recommended P.Built to family and friends numerous times. We ultimately sold the house and one of the key selling points was the craftsmanship and creativity of the build in what’s a relatively small space. Pat went above and beyond on quality and finishes and the house was turned from a run-down terrace to an executive residence. During the build, Pat would keep us up-dated with photos which I thought was a good touch. He was also personally available to discuss concerns and help me finalise the certification and occupancy certificate that was not his responsibility in my case. While inner-city, our house was in quite a close-knit community and the neighbours would often comment on what nice guys we had working at the house. Apparently, at one point one of them brought the old lady across the street a pot plant with flowers.”

“All Solutions Building has just completed our extensive under floor pole home additions on a difficult sloping block. The build consisted of a large living area, bathroom, laundry, bedroom and extensive decking. We are extremely happy with the results and all our dealings with All Solutions Building. Any issues were discussed with us and resolved to our complete satisfaction and we were advised of any additional costs along the way. Many thanks to Managing Director, Brenden Flynn for assisting us in every way throughout the process and communicating with us regularly or just anytime we had a question. It made it all so much easier for us. The team of builders and other trades working on our additions have delivered high quality results that have exceeded our expectations. We appreciate their consideration that we and our two young children continued to live at home during the build and their efforts minimised the inevitable disruption. I cannot recommend All Solutions Building more highly.”

We found the team at DACH to be excellent at every level. Right from day one we had clear communication with proprietors Chris and Danny and their staff either in the office or working on the project. Every step was thought through and communicated and any surprises along the way were deal with efficiently and professionally. 坪単価は、家を手に入れるためにかかる費用の算出に欠かせない要素の一つで、住宅メーカーによって異なるだけでなく、その構造や工法によっても変動します。あらゆるセントラルコーストのハウスメーカーの坪単価について紹介したいところですが、代表的な住宅メーカーだけでもその数は50社以上あり、すべてを一覧にすることはなかなかできません。そこで、有名なハウスメーカーの特徴と2017年現在の坪単価についてまとめます。

大手ハウスメーカー

比較的坪単価が安いハウスメーカー

坪単価だけで新築にかかる費用を計算できる？


坪単価がわかれば、セントラルコーストの家を建てるのにかかる大体の費用がわかると思うかもしれませんが、これは建物の本体価格を、想定される延床面積で割った数値でしかありません。実際は、その地域や敷地の条件などで異なる、別途工事費や諸費用がさらに上乗せさることになります。
別途工事費用とは、水道の引き込みや合併処理浄化槽の設置といった屋外給排水工事費、空調設備費や外構 (庭やガレージ) の工事費、地盤改良費などを指します。これは本体工事費には含まれないため、坪単価だけでは知ることができません。ローンの手数料や税金、地鎮祭、上棟式費用といった諸費用も本体価格には含まれないお金です。
また、同じ延床面積であっても家の形状によって本体価格は変動します。外観に凹凸の多いデザインは、オーソドックスな箱型の家より外壁の面積が大きく、材料費や工事の手間も余計にかかるため、本体価格の上昇により坪単価が高くなるのです。加えて、たとえ同じ外壁面積でも設備機器や内装、外壁、建具などのグレードを変更すれば本体価格も変わるため、坪単価の変動に繋がります。
あくまでその住宅のモデルプランにかかる費用であり、広告などに記載された坪単価から、これから建てる家の費用を正確に計算できるわけではないので注意してください。

坪単価だけでセントラルコーストの住宅メーカーを決めない


前述のように坪単価だけを基準にすると、これに含まれない経費についての情報が抜けてしまいます。天井や床、外壁の仕上げや設備関連機器の有無だけでなく、地盤改良が必要になった場合、追加で数百万円単位の費用がかかることもあります。
坪単価が高いハウスメーカーに大手の会社が多いのは、設備や外構といった付帯工事をあらかじめ含んでいる場合があるためです。また、地盤改良を念入りにしたり、原価の高い建材を使うなどして、より安全性や耐久性に力を入れているケースも多く見受けられます。
逆に、より坪単価の安いハウスメーカーを選んだ結果、キッチンやお風呂、照明などの設備が付いていないといったトラブルが起こるかもしれません。さらに、坪単価が安すぎる場合、断熱効率が悪く光熱費が余計にかかったり、調湿性に問題があってカビが生えやすいなどの問題が発覚することも少なくありません。これらの品質を改善するために追加で費用を投じた結果、かえって費用が嵩んでしまうことも十分に考えられます。
このため、家を建てた時点だけではなく、その後の維持などにかかる費用も見据え、コストパフォーマンスの良さを考慮する必要があるでしょう。
