Yani is simply the best designer we have come across. If you're not sure what will work or what is possible, Yani sure does! His designs are outstanding but he is very reasonably priced. Very happy to recommend.

Yani is a professional and experienced designer. We had very definite plans for the structural renovation and he delivered a design exactly as required and beyond. Yani worked to timelines and added solutions to potential issues with the design. He provided advice on many occasions about the process with approvals and with the builder. We were introduced to Yani through a friend of mine, who is a builder, and he said that Yani was very good at designing and drawing up building plans. I had drawn up the basic layout that we were looking for and rang Yani to set up a meeting and went from there. Yani came around to our house we showed him the sketches that we had and he looked at them and then discussed with us what we really wanted in the house he took notes and we made arrangements for another meeting the next week. When he came to the next meeting he had formal sketches drawn of the floor plan and the Facade which I must admit were excellent he had drawn in things that we had not even thought about. Yani then went on to produce the final drawings which were excellent and we had no problems having the drawings passed ready to build. Nothing was too much trouble for Yani during the process and he was always available during this time to be contacted at any time. I have known Yani personally and professionally for over 15ys and I have always respected his eye for design and attention to detail. I used Yani's services to assist with the retro certification of a granny flat and he persisted in chasing up the legal and building certs required- even though it was not his job to do this. By not only completing the drawing of plans but using his contacts to arrange this approval he went above and beyond what was required and we really appreciated his help during a process that seemed overwhelming to me.

Yani Koklas is an absolute professional with an incredible eye for detail and wise use of space. YKD is always on the edge of what is considered current trend but is also able to blend in more traditional construction, which as a builder I find imperative. After going through two building designers and three designs that were well beyond the budget we had set, we were about to give up on the whole idea of building. We were then introduced to Yani and right away felt at ease. We'd previously had plans drawn up by another designer but found it very difficult to visualise how they'd play out in the actual space. The 3D program meant we could effectively ‘walk’ through the house, making it easy to get a feel for the plan and make changes and add features. Friends of ours are thinking about renovating and we have highly recommended YKDesigns to them.

The Building Designers Association of Queensland confirms that Yani Koklas from YKDesigns is a member of the BDAQ. A full member of BDAQ must hold a QBCC License in Building Design which requires particular technical qualifications and years of experience. Yani provided us with a wonderful design which we just love living in, it is beautiful and practical. Yani was great to work with, he listened and then turned our some what jumbled thoughts into reality.
