Saviano Builders is a boutique building firm. I know, cute, but what does that mean? It means we only handle a few large projects at a time. This allows me, yours truly, Thomas A. Saviano, the owner and Contractor, to be at each job site almost daily. As a licensed general contractor for over 40 years I have found this to be essential for keeping in touch as to the progress and quality of each project. We are “Green Builders” and EPA-certified general contractors. Based in Belmont, California we work mainly from San Jose to San Francisco, although there are exceptions. We specialize in residential construction including second floor additions, master bedrooms, kitchens and complete house remodeling. Saviano Builders is also involved with custom Home Construction. Saviano Builders can provide complete plans, specifications, and engineering for any construction project. Saviano Builders will bid on all qualified projects as they are proposed. However, many of our clients choose to negotiate contracts. Negotiated contracts generally cost less, allowing clients to implement the most cost-effective design and scheduling possible. Tom Saviano is an extremely knowledgeable and communicative contractor. He listens to your priorities, and in my case it was staying within the budget - and he did it! The work took longer than expected, but it was done well. His main workers had some family health issues, but they are all wonderful people. Tom made sure things were done right by numerous subcontractors; he wants to make sure his customers are "happy" and he guarantees the work for seven years. He checked in on the site very frequently, made changes that were needed. I am extremely pleased with the spacious and daylight-filled 500 foot ADU that he built from my old garage; I am moving into it myself! I wish I had had Tom start at the design phase, and had skipped the architect. See attached pictures.

Saviano Builders designed my Los Altos kitchen. Their design improved the look and function creating and much more useable space. Thomas Saviano was very knowledgeable, thoughtful and dependable. I am very happy with my beautiful new kitchen and would not hesitate to hire Saviano Builders for our next project.

I am writing this to save others the grief we have experienced working with Mr. Saviano. We started construction in Feb '20 on a remodeling project. 12 months later the place is still unlivable. Mr. Saviano uses unlicensed crews to do trade work that won't pass inspection, then ask you for money to "fix" what he broke. Thank goodness we put up some cameras to monitor the work. That's when we discovered why things take so long. Mr. Saviano has no idea what's going on since he visits the site 1-2 times/week for 15min. Things get out of control quickly. His use of unlicensed electrical and plumbing work led to delays and additional costs. It's hard to pick a contractor you can trust. Our advice: Keep looking.

I contracted with Saviano for what should have been a very straightforward project - updating the exterior of my house. It ended up being a very slow, arduous process and ultimately I filed a complaint with the CSLB. The workmanship was very poor (my new driveway needs to be ripped out and replaced), billing practices were dubious and I never felt like I was getting honest, straight answers to my questions. He used the same worker for stonework, exterior window trim, carpentry, stucco and concrete. No surprise, but the quality was inferior and I asked him to stop work. It’s very hard to find available contractors on the Peninsula but do yourself a favor and keep looking.

Tom the owner had great ideas and helped us design everything...We had addition built with kitchen and family room and had our dining room made bigger. It all came out beautiful. All the saviano employees were wonderful...We are currently having them remodel our bathroom.

Tom Saviano has been our “go-to” contractor for the last 15 years. (Note: "date of project" in this form does not allow for multiple projects - soI used the most recent; for 'how much did the project cost" I used an amount reflecting all of the work Tom has done for us.) An expert in the permitting process, Tom focuses on creating, reviewing, and/or modifying project plans based on his experience and expertise. He is detail-oriented and customer focused. Tom uses quality materials, installed by top-notch craftsmen. The major projects he has done for us include a total kitchen remodel, as well as the installation of a deck, specialty fencing, an emergency whole-house generator, and an interior wall. When I contract Tom, I know I will get an expert, who takes pride in providing quality service and results.

Great Communication, Responsive, Honest. I had some shingles come off my roof due to a poor roofing job that was done by someone else several years earlier. It became apparent due to leaks in the roof. Tom Saviano, of Saviano Builders, too a look and explained to me in detail what was the problem and why my roof was starting to leak. Tom specifically responded to my email questions quickly. Took pictures and showed what needed to be fixed on my roof. Given the odd incline of my roof, it was a challenge to seal up all of the areas, and after testing the roof a couple of times for leaks, we were able to identify a couple of additional areas that needed to be sealed up. I knew Tom was an honest builder when Tom explained that even though some areas were loose, the whole roof did not need to be re-shingled. I think anyone trying to take advantage of me would have played up needing to distrust the entire roof and tell me everything needed to be replaced. Tom didn't do that. If it's not broken, don't fix it. I respected him for not taking advantage of the situation. We haven't had a leak since completing the job last year. Well Done!

Saviano Builders was recommended by our Realtor. We had a rapport with Tom from the beginning. Our kitchen needed a complete re-do as well as work on the master bathroom and extensive changes to the exterior of our home. In addition, this was a time sensitive project and Tom and his crew worked diligently to finish within the necessary window. Parts of the project were subbed out and we found their work to be excellent. Tom was very responsive to all of our questions. He stated often that his goal was 'to make up happy'. And we are. We would not hesitate to recommend Tom Saviano and his crew. The added bonus is that Tom is very creative and was a great help with design issues.
