Johnson & Associates Architects

Please be very careful with doing business with Bob. We signed an agreement with him to design, negotiate with builders, and manage the construction of a home. We agreed to a percent of the total construction fee for his services, and later realized that was a big mistake. He was insentiviced to design to meet his financial objectives. We paid upfront, something we regret. Bob designed a home that was more than twice the agreed budget. When we asked him to terminate the agreement, he didn't return a single cent to us. He even kept the retainer. The agreement allows either party to terminate and there are no penalties for early termination. Basically he was supposed to get paid for his services up to the point of termination. He decided to keep all the money, including the retainer. We also learned during this process that his data is old. When we first started the process he was talking about $300 per square foot for construction. We later found out that his designs were more in the $900 per square foot range.

I have had the pleasure of working with Bob Johnson for over twenty years. We first worked at Spring Island together and have collaborated on many successful projects around the Low Country. Bob and his firm are creative designers who listen to their client's needs. He balances the traditional with contemporary while allowing the site characteristics to inform each unique project. Bob Johnson deisgned two homes for us. He helped us created a functional, warm and beautiful home. Bob is a gifted architect who has a wonderful ability to understand what a client wants and the professionalism and talent to bring it to life.

We have worked with Johnson & Associates on three separate projects. We have enjoyed a strong professional relationship with them as they have provided us with imaginative, creative, and workable plans for our whole house renovation. They have gone beyond their role of architect by providing weekly updates and photographs of the projects as well as acted in a supervisory capacity for the duration of the work as we live out of town and were away from the work site during most of the construction.

To build our house on Spring Island, we interviewed several architects and settled on Johnson & Associates. Like Goldilocks, we found what they offered to be just right. Bob listened to the design ideas we had, shaped them into the Low Country-style we sought, while at the same time helping us to restrain "square footage creep." He or one of his colleagues were always available for site visits. The personal touch that he and his team brought to the design, both inside and outside the house, is everywhere apparent. Bob also went the extra mile for us, finding perfectly matched cabinets at the end of the living room, an antique newell post for the main staircase, and andirons, to name just a few examples--even though interior decorating was not his principal mission. It was a pleasure to work with the firm, and we would hire them again.

I have worked with Bob Johnson in his role as adviser to an Architectural Review Board for our community. He was always professional and his recommendations to the Board were extremely helpful and on the mark. When it came time to build a home in the North Carolina mountains, Bob was the natural choice. The experience working with Bob and the staff during both the design stage and the building stage was excellent. Bob worked very closely with the builder and they related well. In fact, Johnson & Associates won a Low Country AIA contest for house of the year for his design. I gladly endorse Bob and his staff for any architectural project

Bob Johnson and his team did superb design and construction supervision work for us. He was an excellent listener and made every effort to understand what we wanted in our home -- the first we had ever built. We have an unusual piece of property on a river with specimen live oak trees, and his design creatively took advantage of the setting and the views, while at the same time protecting us from other houses. He also designed beautiful built-in furniture and bookshelves in many of the rooms. The porches he designed along the river side of the house were gracious, unique and absolutely what we had hoped for when we started. Finally, Bob worked closely with our builder, so there were very few problems during the the construction process, which was important for us as we lived out of state at the time. We have now been in the house for nine years with very few issues. Probably more than ever, we feel that his talent for design and the quality of materials he chose were worth every penny we paid him.
