Deltec Homes

We have built 2 previous Delta homes and were very happy with their point of care and service, most recently... however this all changed due to the total lack of respect and sincerity. The company has refused to return even a % of deposit based on conditions that were above and beyond our control. Covid and the reshaping of our plans held no weight with Deltec. Think twice before placing both trust and money with Deltec, We would have been satisfied to take a small percentage back and reconsider using them for what would have been our third Delta build but that no longer comes in the play.

I was happy with Deltec at first, as time progressed very dissatisfied. I read the escalation clause, always planned on moving forward. It's amazing how nice everyone was at the beginning of my project. Unfortunately prices escalated to where I was having to look at other options, very depressing, no longer the dream I signed up for.My elderly Mom became ill, my Grandson almost died, and the need for additional care in my home became overwhelming, a very difficult time in my life. I went to Deltec and asked if it was possible to get at least part of my deposit back, really needed the help, it was a flat NO, with no hesitation. I am a real estate broker so I do understand, but a good faith effort would have gone a long way. I would never do this to any client especially one that was dealing with so much. The cold and aloof attitude is one that will always stay with me. I could go on.... but you have an idea. Deltec put few hours in using a Cad program, I did have to change but that was because my dream home was no longer a dream, but a nightmare for me and my family. I would NEVER recommend them to anyone.

Like us, many may see building their dream home as a triumph and perhaps the most significant purchase they’ll make. That was our perspective when in 2019 we bought a Deltec Homes Shell Package and entrusted their in-house Contractor Deltec Building Company with our hopes, dreams, and a big chunk of our life savings. We feel we wouldn't wish the 3-year nightmare Deltec forced us to endure on our worst enemy. Deltec's website promotes them as a “premier custom green builder of uncompromised quality and integrity.” Our own personal experience makes it hard to believe any builder who talks about “uncompromised quality” and “integrity” and whose online videos promise that “excellence is the only outcome” and “good enough is never acceptable,” could fail so completely and spectacularly. We feel that despite charging us custom home prices, Deltec was barely able to produce a level of quality typically found in low-end production homes. Code violations, carelessness and inferior workmanship has forced us to repair, rebuild or completely replace a substantial portion of the materials finishes and systems throughout the yet to be completed home. In our opinion, DBC’s failure to follow THEIR OWN building plans and contractual commitments, their general lack of supervisory/organizational competence, horrible attitude, pitiful communication, and blatant disregard for their responsibilities to us as customers, has resulted in serious problems virtually everywhere throughout our home. Our first day in the home the septic system backed up into the house, overflowed the tank and ran onto the property because they failed to correctly connect the sewer line to the septic tank. The metal roof still leaked even after being replaced 3 times. Most if not all the exterior siding needs to be replaced due to careless damage or incorrect installation. Doors don't function properly because many of the walls are out of and plumb. Windows are hard to open due to out of square frames. Windows and doors weren’t flashed according to code. 2 structural engineers were needed to correct the defective deck undercarriage to safely carry the weight of the floors above. The soffit is falling out, floating vanities are falling off the walls. While they may disagree, we feel hard pressed to think of a single aspect of the project that Deltec executed correctly. Worse is that we find new issues every day and its distressful to have no idea if, when or where Deltec’s defective workmanship will pop up next. As a result of the unbelievably poor quality of work they performed and the poor treatment we felt they subjected us to, we filed a complaint with the NC Licensing Board for General Contractor and in Jan. of 2022 they launched an investigation into Deltec’s practices and conduct which remains open. In Nov. of 2022, rather than accepting responsibility for their failure and correcting the remaining issues they alone caused, Deltec breached the contract and simply walked away.

Sixteen months ago, January 2020, we signed a contract for Deltec home delivery. Our mountain site driveway is a little challenging but Deltec arranged for shipping on smaller trucks that navigated without difficulty to our home site. The walls and kit of parts arrived right on time on April 20, 2020. Seven months later, just after Thanksgiving, we moved into our fabulous new Deltec home. Our Local builder was great to work with. The few questions about assembly or hardware were answered immediately by phone call to Deltec engineering. Deltec’s support was prompt and accurate on any issues we had. Our new Deltec Ridegeline F (modified floorplan) is very energy efficient, comfortable, and gorgeous. We’ve been living in the house five months. Our heating requirements, despite being at 3,600 feet and in climate zone 5, are minimal. Deltec helped us plan the siting, windows, overhang, and interior finishes to optimize passive solar gain for winter heat and summer comfort. We save energy also by only needing artificial lighting after dusk - natural daylighting is comfortable and efficient. We’ve averaged 10-12kwh electrical energy usage per day for the past three months. That costs us $33.00 in energy per month ($0.10/kWh x 11/day x 30days) for an all-electric home. We’re happy about that! We couldn’t be happier with Deltec’s sales, engineering, sustainability/energy, design, shipping, and support. Sales and design staff worked expeditiously to get our delivery here when we wanted it. Deltec’s energy guru helped us along the way to optimize the efficiencies we wanted. Engineering and Purchasing supported us when we needed additional info or additional parts. Everyone at Deltec supported us in a friendly and helpful way.

I would not recommend Deltec unless you live in the Asheville area or are acting as owner builder. We were very disappointed that Deltec was unable to assist us with finding a builder in our area as they had committed to, they oversold and delivered nothing. We lost several thousand dollars and had to start over after over a year of repeated disappointments.

I cannot say enough about the professionalism, patience, experience, kindness, understanding, and honesty of this company and specifically our project manager. It is our first home and the experience has been absolutely wonderful. Thank you so much Deltec.

From beginning of design process through completion of our dream home we received the ultimate in professional, friendly, timely service. We truly believe there is not a better company or product on the market!

Friendly, courteous, excellent and accurate workmanship. Timely. Supplies arrived on time. Shipments were accurate. We would build another Deltec. We recommend them to prospective new home buyers.

Since 1998 to present we have build Deltec model 800 and 1500 with connector. Deltec was there with technical help and support for the project.

Between 2004 and 2006 Detec was awesome at helping me design my home and fantastic support during the on-site assembly. My field consultant was just as awesome. Very happy with every thing Deltec does and stands for - great strong homes to last through all of what Mother Nature's challenges! Wish other residential/commercial companies were this wonderful! Professional, courteous, timely results, continued service 5 years after completion, thank you again Deltec "Little Cayman Escape" in Cayman Islands. I would build another Deltec someday.

I found Deltec, 22 years ago, in an energy article and subsequent book. I built the "Shenandoah" but with an on site lower level. This without going to Asheville. There was a Deltec being built in Washington which friends said looked great. On their opinion I ordered it unseen. Communication with the factory was more than satisfactory . The plans then were generic, but being an Interior Designer I knew what I wanted and had an independent supervisor, Jeff, who knew the system come to Calif. to supervise the building, also an engineer in S. Calif stamped the plans which eliminated an architect. House arrived on 2 trucks and with local labor the house was up in ten days and then completed by a local contractor. House is very energy efficient i.e 2,600 ft elevation w/the energy package etc. Deltec's quality is first class, even the County inspector had to say so. I would build Deltec again it is just not a house, but is a Deltec.
