Complete renovation of 5th floor condominium on the top of Nob Hill. The revised floor plan required a complete demolition of the existing finishes. Careful consideration of the other building residents and the common areas of the building were priorities all through the construction process. This project is most accurately defined as ultra contemporary. Some unique features of the new architecture are the cantilevered glass shelving, the frameless glass/metal doors, and Italian custom cabinetry throughout.

A masterpiece of light and design, this gorgeous Beverly Hills contemporary is filled with incredible moments, offering the perfect balance of intimate corners and open spaces.
A large driveway with space for ten cars is complete with a contemporary fountain wall that beckons guests inside. An amazing pivot door opens to an airy foyer and light-filled corridor with sliding walls of glass and high ceilings enhancing the space and scale of every room. An elegant study features a tranquil outdoor garden and faces an open living area with fireplace. Staircase
A slim and chic contemporary staircase for a modern extension to an oak barn conversion. Lightweight painted steel stringers, plastered soffit, low iron glass balustrade and carved oak handrail.
Linking Bridge
A dilemma often faced by property renovators or those wishing to add an extension to an existing property - how do you join new with old and get it to look right?
Bisca designed, manufactured and installed this bridge and balustrade between a listed 500 year old barn and a new extension taking care with the design and position of bespoke interfaces between old and new.
The bridge is a continuation of the staircase so uses the same low iron glass and carved oak handrail.
Bat Gallery
Rather unusual new feature in a 500 year old barn (gallery, not the bats). Bisca had an inspired idea to comply with planning laws which state that bat flight paths must be protected. This gallery balances out the boxed in flight paths in the eaves of the building.
Low iron glass was used for crystal clear visibility, whilst the landing itself and steel supporting columns were all done by Bisca
Study Gallery/Landing
Enjoying magnificent views across the floor of the property the study manages to be secluded and spacious at the same time as it opens out onto a wide galleried landing only accessible through the study. The balustrade was constructed of low iron glass and oak handrail to match that of the staircase in the same area of the building.

This renovation project updates an existing New York 1920s apartment with a modern sensibility.
Replacing the cellular pre-war layout of the central spaces with a built-in walnut credenza and white lacquer side board effectively opens the plan to create a unified and spacious living area. The back side of the full-height dining room side-board screens views from the entrance foyer. The modern design of the new built-ins at center of the space is balanced by perimeter radiator covers and a full-height bookshelf which work with the period trim detail.
The new home office features stained oak wood floors, custom stained oak desk and cabinets. Not shown in this photo is another set of full height wall cabinets with a concealed murphy bed that provides an additional sleeping quarters for guests.

This is a new home that replaced an existing 1949 home in Rosedale. The design concept for the new house is “Mid Century Modern Meets Modern.” This is clearly a new home, but we wanted to give reverence to the neighborhood and its roots.
It was important to us to re-purpose the old home. Rather than demolishing it, we worked with our contractor to disassemble the house piece by piece, eventually donating about 80% of the home to Habitat for Humanity. The wood floors were salvaged and reused on the new fireplace wall.
The home contains 3 bedrooms, 2.5 baths, plus a home office and a music studio, totaling 2,650 square feet. One of the home’s most striking features is its large vaulted ceiling in the Living/Dining/Kitchen area. Substantial clerestory windows provide treetop views and bring dappled light into the space from high above. There’s natural light in every room in the house. Balancing the desire for natural light and privacy was very important, as was the connection to nature.
What we hoped to achieve was a fun, flexible home with beautiful light and a nice balance of public and private spaces. We also wanted a home that would adapt to a growing family but would still fit our needs far into the future. The end result is a home with a calming, organic feel to it.

Azalea is The 2012 New American Home as commissioned by the National Association of Home Builders and was featured and shown at the International Builders Show and in Florida Design Magazine, Volume 22; No. 4; Issue 24-12. With 4,335 square foot of air conditioned space and a total under roof square footage of 5,643 this home has four bedrooms, four full bathrooms, and two half bathrooms. It was designed and constructed to achieve the highest level of “green” certification while still including sophisticated technology such as retractable window shades, motorized glass doors and a high-tech surveillance system operable just by the touch of an iPad or iPhone. This showcase residence has been deemed an “urban-suburban” home and happily dwells among single family homes and condominiums. The two story home brings together the indoors and outdoors in a seamless blend with motorized doors opening from interior space to the outdoor space. Two separate second floor lounge terraces also flow seamlessly from the inside. The front door opens to an interior lanai, pool, and deck while floor-to-ceiling glass walls reveal the indoor living space. An interior art gallery wall is an entertaining masterpiece and is completed by a wet bar at one end with a separate powder room. The open kitchen welcomes guests to gather and when the floor to ceiling retractable glass doors are open the great room and lanai flow together as one cohesive space. A summer kitchen takes the hospitality poolside.

This 900 square foot NYC residence features a wealth of fold-out furniture, hidden storage, and other space-saving features. What really makes it feel expansive, though, is the use of specially-coated front-surface mirrors in strategic locations. These mirrors are placed above eye level to make the ceiling appear to extend far beyond the perimeter walls. Front-surface mirrors are also located directly adjacent to windows to multiply the views and increase the light brought into the space. It is a new take on an old idea, and one that subtly and invisibly reinforces the architecture. The loft is mainly one big open space that includes a kitchen and living room supplemented with a multi-use area that can serve as an office, guest bedroom, or 10-person dining room depending on the configuration of the retractable furniture.The bathroom and main bedroom are designed as small ͞cabinets͟ that flow from this space. White epoxy floors and gloss lacquered surfaces continue the sense of reflectivity, and contrast sharply with dark walnut cabinetry and panels at the perimeter. Dimmable concealed lighting at the perimeter combined with small point sources at art locations allow for a wide variety of moods depending on the light levels.The overall effect is minimal, yet warm and inviting.
