This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. A young family moving from NYC tackled a makeover of their young colonial revival home to make it feel more personal. The kitchen area was quite spacious but needed a facelift and a banquette for breakfast. Painted cabinetry matched to Benjamin Moore’s Light Pewter is balanced by Benjamin Moore Ocean Floor on the island. Transitional Kitchen renovation combining existing kitchen & dining room into one larger space. Greige perimeter cabinets and soft green island cabinets with brushed gold accents and marble tile finish off the space. Soft mid-tone woods keep warmth infused throughout.

Creating a space to entertain was the top priority in this Mukwonago kitchen remodel. The homeowners wanted seating and counter space for hosting parties and watching sports. By opening the dining room wall, we extended the kitchen area. We added an island and custom designed furniture-style bar cabinet with retractable pocket doors. A new awning window overlooks the backyard and brings in natural light. Many in-cabinet storage features keep this kitchen neat and organized. Bar Cabinet The furniture-style bar cabinet has retractable pocket doors and a drop-in quartz counter. The homeowners can entertain in style, leaving the doors open during parties. Guests can grab a glass of wine or make a cocktail right in the cabinet. Outlet Strips Outlet strips on the island and peninsula keeps the end panels of the island and peninsula clean. The outlet strips also gives them options for plugging in appliances during parties. Modern Farmhouse Design The design of this kitchen is modern farmhouse. The materials, patterns, color and texture define this space. We used shades of golds and grays in the cabinetry, backsplash and hardware. The chevron backsplash and shiplap island adds visual interest. Custom Cabinetry This kitchen features frameless custom cabinets with light rail molding. It’s designed to hide the under cabinet lighting and angled plug molding. Putting the outlets under the cabinets keeps the backsplash uninterrupted. Storage Features Efficient storage and organization was important to these homeowners. We opted for deep drawers to allow for easy access to stacks of dishes and bowls. Under the cooktop, we used custom drawer heights to meet the homeowners’ storage needs. A third drawer was added next to the spice drawer rollout. Narrow pullout cabinets on either side of the cooktop for spices and oils. The pantry rollout by the double oven rotates 90 degrees. Other Updates Staircase – We updated the staircase with a barn wood newel post and matte black balusters Fireplace – We whitewashed the fireplace and added a barn wood mantel and pilasters.

When designing this beautiful kitchen, we knew that our client’s favorite color was blue. Upon entering the home, it was easy to see that great care had been taken to incorporate the color blue throughout. So, when our Designer Sherry knew that our client wanted an island, she jumped at the opportunity to add a pop of color to their kitchen. Having a kitchen island can be a great opportunity to showcase an accent color that you love or serve as a way to showcase your style and personality. Our client chose a bold saturated blue which draws the eye into the kitchen. Shadow Storm Marble countertops, 3x6 Bianco Polished Marble backsplash and Waypoint Painted Linen floor to ceiling cabinets brighten up the space and add contrast. Arabescato Carrara Herringbone Marble was used to add a design element above the range. The major renovations performed on this kitchen included: A peninsula work top and a small island in the middle of the room for the range was removed. A set of double ovens were also removed in order for the range to be moved against the wall to allow the middle of the kitchen to open up for the installment of the large island. Placing the island parallel to the sink, opened up the kitchen to the family room and made it more inviting.

Mia Rao Design created a classic modern kitchen for this Chicago suburban remodel. The dark stain on the rift cut oak, slab style cabinets adds warmth and contrast against the white Calacatta porcelain. The large island allows for seating, prep and serving space. Brass and glass accents add a bit of "pop".

After a first-floor renovation of a home for a couple with four grown children, the new kitchen features high-tech appliances purchased through Royal Green and a custom island with a connected table to seat family, friends, and cooking spectators. An old dining room was eliminated, and the whole area was transformed into one open, L-shaped space with a bar and family room. “They wanted to expand the kitchen and have more of an entertaining room for their family gatherings,” says designer Danielle Florie. She designed the kitchen so that two or three people can work at the same time, with a full sink in the island that’s big enough for cleaning vegetables or washing pots and pans. Key Features: Well-Stocked Bar: The bar area adjacent to the kitchen doubles as a coffee center. Topped with a leathered brown marble, the bar houses the coffee maker as well as a wine refrigerator, beverage fridge, and built-in ice maker. Upholstered swivel chairs encourage people to gather and stay awhile. Finishing Touches: Counters around the kitchen and the island are covered with a Cambria quartz that has the light, airy look the homeowners wanted and resists stains and scratches. A geometric marble tile backsplash is an eye-catching decorative element. Into the Wood: The larger table in the kitchen was handmade for the family and matches the island base. This home was worn out from family life and lacked the natural lighting the homeowners had desired for years. Removing the wall between the kitchen and dining room let the light pour in, and transformed the kitchen into an entertaining delight with seating/dining spaces at both ends. The breeze colored island stone backsplash tile (Pental Surfaces) is low maintenance and long-wearing, and pairs perfectly against the stained cherry contemporary cabinetry (Decor Cabinets). Quartz countertops were installed on the surround (Caesarstone) and island (a charcoal color with a suede finish was selected for the island to cut down on glare - Siletsone by Cosentino). Chilewich woven fabric applied to the back of the island adds durability and interest to a high-traffic area. The elevated, locally sourced Madrone bar (Sustainable NW Woods) at the end of the island—under a stunning "ribbon" pendant (Elan Lighting)—is a perfect spot to sip Sauvignon.
