The "Dream of the '90s" was alive in this industrial loft condo before Neil Kelly Portland Design Consultant Erika Altenhofen got her hands on it. The 1910 brick and timber building was converted to condominiums in 1996. No new roof penetrations could be made, so we were tasked with creating a new kitchen in the existing footprint. Erika's design and material selections embrace and enhance the historic architecture, bringing in a warmth that is rare in industrial spaces like these. Among her favorite elements are the beautiful black soapstone counter tops, the RH medieval chandelier, concrete apron-front sink, and Pratt & Larson tile backsplash

The best features of this loft were formerly obscured by its worst. While the apartment has a rich history—it’s located in a former bike factory, it lacked a cohesive floor plan that allowed any substantive living space. A retired teacher rented out the loft for 10 years before an unexpected fire in a lower apartment necessitated a full building overhaul. He jumped at the chance to renovate the apartment and asked InSitu to design a remodel to improve how it functioned and elevate the interior. We created a plan that reorganizes the kitchen and dining spaces, integrates abundant storage, and weaves in an understated material palette that better highlights the space’s cool industrial character.

We removed an interior wall between the kitchen and dining room to make one big space for this new kitchen. The backsplash tile is polished local stone. The kitchen opens onto a small half-round breakfast room addition overlooking the garden and new patio. The dining table was moved to one end of the large living room, just off the kitchen. This 2250 sq. ft. space soars above New York City's Fifth Avenue overlooking the beautiful Central Park. The owner had an extensive art collection and wanted the rooms to reflect their artistic sensibility and warmth. The furnishings combined their love of modern art with their dreamy nostalgia. Many of the pieces were centered around the owner's love of contemporary furniture, many of which were created by famous furniture designer Mario Bellini. Each room tells a story, one that the owner will continue to tell throughout the years. Featured brands include: Mario Bellini furnishings, Armani Casa, and Flos and Artemide lighting, and Venetian plaster.

The pale gray cabinets are a custom slim Shaker style with soapstone countertops and backsplash. The off-black hood is a custom routed groove design and is adorned with gazelle antlers. To keep in theme with an element of green in every room, the oven chosen for this project is a Smeg Portofino olive green oven.

Piedra “Stone” is a residential building that aimed to evoke the form of a polished geometry that experiences the flow of energy between the earth and the sky. The selection of the reflective glass facade was key to produce this evocation, since it reflects and changes with its context, becoming a dynamic element. The architectural program consisted of 3 towers placed one next to the other, surrounding the common garden, the geometry of each building is shaped as if it dialogs and seduces the neighboring volume, wanting to touch but never succeeding. Each one is part of a system keeping its individuality and essence. This apartment complex is designed to create a unique experience for each homeowner since they will all be different as well; hence each one of the 30 apartments units is different in surface, shape, location, or features. Seeking an individual identity for their owners. Additionally, the interior design was designed to provide an intimate and unique discovery. For that purpose, each apartment has handcrafted golden appliances such as lamps, electric outlets, faucets, showers, etc that intend to awaken curiosity along the way. Additionally, one of the main objectives of the project was to promote an integrated community where neighbors could do more than cohabitate. Consequently, the towers were placed surrounding an urban orchard where not only the habitats will have the opportunity to grow their own food but also socialize and even have creative conflicts with each other. Finally, instead of demolishing an existing guest house located in the lot, the design team decided to integrate it into the community as a social space in the center of the lot that the neighbors decided to occupy as an art workshop for painters and was even occupied for such purpose even during the construction of the towers.
